I rented two houses consecutively for myself and my three young children from 2018 to 2021, both with Professional Properties (PP).
It was difficult from the outset to organise routine maintenance, including a mouse problem, which I had to sort out myself.
When the landlords wanted to repossess a year later
I found a suitable new house but Professional Properties gave me only two weeks to move out and in to the new house, which meant having to organise the move too quickly to find a reliable removal firm at such short notice and I had to settle for 'a man with a van', not to mention the moving experience becoming very stressful.
The move went badly, with the removers damaging the parquet floor in the living room and hall.
When, much later, we asked for the return of the deposit - minus an amount for the floor damage - the landlords, via PP, wanted to retain my whole deposit to cover a total floor refurb and a range of spurious 'damage' issues, including a substantial and unjustifiable amount for ‘Gardening’.
The landlords would not negotiate and I opted for arbitration via the DPS.
Just before the deadline for submission of my evidence Jane Mason at PP called to get me to withdraw from the process, threatening that if I did not the landlord would sue me and win. She was hectoring, intimidating and behaved in an entirely discourteous, aggressive and unprofessional manner. She wouldn't let me speak, so I'd had to raise my voice to be heard, distressing my children who were nearby. She should never be given a customer-facing role.
The second tenancy followed a similar pattern to the first, with requests for maintenance ignored. At the end of the tenancy I was careful to ensure there was no reason to retain any of my deposit. I was surprised when, on leaving, there were considerable deductions, including once again £60 for 'gardening' and a much larger amount for the replacement of part of the shower screen which had become detatched from the wall and fallen while I was in the bath.
I again opted for arbitration, which I won.
I could not understand why PP allowed the landlord to pursue this claim when I had photographic evidence to the contrary. Could it be that they gambled on a favourable decision for the landlord that would help retain their business?
If you're considering renting via PP, either look elsewhere or be prepared to fight for your tenant's rights - as well as Ms Mason.

Don't even consider this company! For a letting agent with the word professional in their title, they're anything but. The whole experience has left me shocked, horrified and sickened.

Beware of this letting agency keeps money from deposit for ''damages'' that already exist in the house. They say from day one that they are aware of this for example a rusty oven, mould on the walls etc and in the end the tenants are charged. They are supposed to fix the issues but this never happens, so they keep the damages so as they charge the next tenant and so on. I keep searching for them on the internet and every time I find out they do the same to many other victims.
There is something fishy going on with them so please spare your money and go somewhere else that you may find honesty.

Quality of houses are really bad and inside house is very dirty and unhygienic. Doesn't provide detailed inventory report and even let know what electricals works and doesn't work in the house. I am an overseas landlord and therefore finding the right agent is important to me. I had my property looked after Professional Properties for a couple of years. Due to unfortunate event, my tenant stopped paying rent for the past 9 months.
During this period, I had excellent support and more importantly patient in dealing with my case. Such as getting necessary documents and evidence for my solicitors in support of getting an eviction notice.
Kudos goes to James Cope who have been dealing with me for the past few months. And especially having the patience in being at the property twice waiting for the bailiffs for the eviction process to take place. James has been very responsive in his reply which is important to me given the different time zones we are both in.
Finally the nightmare has ended and I look forward to future with Professional Properties in finding new tenants.

As a landlord I appreciate the help in choosing a property that is wanted in the rental market. Different types of houses and different areas make a difference to the likelihood of getting tenants in a timely manner. I spoke with Simon and he gave excellent help and advice on selecting the right property. Following purchase he came out twice to do an evaluation and then later after agreeing terms he came to take photographs. We have used Professional Properties previously and been happy with the service they provide from rent collection and regular property inspection.

The WORST letting agent i have ever encountered.
I am a former tenant of a property rented by them in Derby. They allowed us to move into a property without even telling the landlord we were moving in, so the landlord turned up to the house one day asking who we were and why we were there!?! It meant the house had not been cleaned and we were in a very awkward position.
Whenever there was an issue with the property, it took repeated emails and calls to try and get hold of anyone. Every single person in the office tells you they will ring you back and almost noone ever has, unless it is because they want you to pay them something (fees, deposit etc).
When i rang to find out about the deposit repayment, it turned out they had basically forgotten about us!
Just genuinely the biggest headache of my life and I'm so glad to be out that house.

We have problem with boiler on our property i have saved communication. Before end of our contract they was send us company on repair but they was telling boiler is death, it need to be change. Agency still want our rent when we almost don't have warm watter and verry bad heating. And it is first month when we telling no. Till now we was like idiots pay!
New men whichone buying this house don't know about this, also about broken fence.
So please protect you and your friends, and looking your living throw different company!!!!

Do you like being conned? Do you enjoy being extorted? Do you love losing hundreds of pounds? Then look no further, this is the place for you! Ironically they call themselves “Professional†Properties. They couldn't be more unprofessional if they tried. The staff such as Jodie Downey are rude, unprofessional and lack major customer service skills. The Managers and Directors such as Jane Mason and Lucy Sproat clearly have had no Management/Customer Service Training whatsoever. They try and talk down to you and according to them, nothing is their fault and everything is YOUR fault. Beware Tenants and also Landlords because these are people who are only after one thing, and that is to get as much money for themselves as possible. They let you believe that you have the property and then do everything they can to sabotage the tenancy, making your life a stressful nightmare. Stay far away from these waste of spaces.

Terrible customer service and 'unprofessional' company, please avoid for your peace of mind. They gave me the wrong keys to the apartment which caused a lot of problems as I was left outside with a van full of furniture and could not move in the apartment. They were rude and refused to acknowledge their fault. They still demanded full agency fee despite the shocking service provided. I refused and cancelled the apartment. Finding a new place quickly was difficult but proved better than sticking with this appalling company.
