Attempted to sell my house, service was awful, it was me chasing and recommending changes to adverts, photos, words, and even offered to reduce the price, which they declined to sell. Was told would have weekly update it did not happen, asked for Catherine to call me back and it didn't happen, also there were appointments being booked in when I called to ask for an update, these were cancelled on the day of the viewing. On the day I told them I was moving agents there were 2/3 people who were going to make an offer.....never had those. Switch to another agent (opposite Bridgend office) and my house sold, had 7 viewings within the week of going on. There has clearly been a breakdown in communication which I believe will be addressed by Catherine and the leadership team.

Agency fees are a joke at the best of times. A licence to print money. But it goes beyond this when the effort from the agent amounts to false advertising on a website, incompetence in sending correct information and a complete inability to return phone calls within 2 working days.

The experience started well with the agent being on time and showing me around the property. That's about where it ended. The property was advertised as 'available immediately', which was imperative to my timetable.

Once I'd agreed to rent the property I was supposed to receive a reference form via email. The form that I received wasn't like any reference form I'd seen before. I made a number of calls to PJC to get to the bottom of it - but the person dealing with the property was repeatedly out of the office and would return my call. After 2 days, more phone calls and no return call, I called into their office where I discovered I'd been sent the wrong form and they'd now send the correct one. Ok, these things happen, but there is no excuse for not getting back to me sooner.

Once all the paperwork was in and I'd paid the deposit and agency fee, the bombshell then dropped that the property wasn't actually available for another 2 weeks! Furthermore, I was then informed that this property is managed by the landlord and I would now have to arrange access through him. Why I paid this so-called 'agency fee' is beyond me. Especially after being given misinformation about the property's availability, the wrong form, not returning my calls to the point I had to come into the office to get things moving. To cap it off, I was then given the wrong contact details for the landlord!

Once I was able to establish contact with the landlord, I had an interesting conversation with him and told him exactly what type of service he was getting for his money. Needless to say he may be taking his business elsewhere.

Paid PJC over £300 to find a tenant and professionally manage the property. PJC failed to tell tenant my builder was to attend property to make repairs then emailed me at 4.30pm to say another contractor had not turned up when in fact he had been there first thing in the morning. After a litany of errors PJC offered to refund three month's management fees then resigned after I accepted it obviously unable to deliver the professional service they had promised before
I paid them. I was distraught to discover I only had a rent guarantee when their sales brochure advertised an 'insurance policy' my rent guarantee was NOT an insurance policy in any way. PJC also advertised they were a member of the Property Ombudsman when they were not. I took the matter to Trading Standards who visited the premises and told me PJC were guilty of a 'criminal offence' but as they had amended their literature (presumably after I pointed out PJC's misrepresentations) Trading Standards did not feel the need to prosecute them as they said it 'would be a waste of public funds'. 'Think PJC'.....think not!

Being past customers of Payton Jewell Caines, and in particular the Pencoed office the review below refers to, we felt compelled to put our own review.
Having sold and bought through the Pencoed office over the past few years we have developed a relationship with the ladies who work there. They really do go the extra mile for their customers and looked after us every step of the process. They are always professional but more important to us was how friendly and helpful they always were. I would rate this office 10/10 and recommend anyone who wants a personal friendly and professional agent to go there. I have used other agents over the years and they have been fine, but just not given the same service we had off these lovely ladies.

This company promised 'the highest level of customer service' First month's rent from tenant was paid nearly two weeks late despite the fact I was paying for rent on time. After a litany of errors I wrote to complain and I was offered three month's management fee refund. two weeks after that this company resigned their service as clearly they were unable to provide the service they offered. They advised they were regulated with The Property Ombudsman when they are not. Their landlord's terms offer an 'insurance policy' but it is not a policy governed by The Financial Conduct Authority but acutally a 'rent guarantee' Basically, after taking my 360.00 pounds set up costs for a rented property, after they failed to offer a professional service (or anything resembling it) they resigned their service taking with them my 360.00 pounds. This matter is now with my solicitor for breach of contract and professional negligence. Do yourself a favour and choose another agent or better still do it yourself. You couldn't mess up more than this bunch of incompetent idiots!

What agent could do to change your mind?

Fully appreciate the agent would need to contact me about the rent being 2 working days late however it would have been better if they had not sent a letter threatening eviction when my conduct to date has been very good in both maintaining the property to the highest standard and paying rent in full and on time. I kept them updated on my unemployment and made every effort using my savings to maintain my rent, which I did so I felt the letter was an appalling treatment of a customer.

Their customer service is in my opinion of a very low standard. My circumstances were that I was made redundant and spent 3 months without an income. I used my savings to pay the rent in full every month throughout this period.

As part of an overall cost saving exercise I switched my bank account and when my new account was finally set up I set up a standing order to pay the rent. It came as a complete shock to me when I received a letter threatening eviction based on the fact that my rent was received 2 working days later than the due date (due on Thursday 30th October and arrived on Monday 3 November).

I wrote to them expressing my complete disappointment with their quite aggressive stance given the circumstances and I simply received a letter justifying their actions by the fact that the landlord was unhappy. I gather that estate agents act only for the landlord however this in my opinion was a little over the top and I would urge them to not act so aggressively towards a good tenant at the first issue that comes along.

I would try and avoid this estate agent as if something beyond your control happens you are likely to be threatened with eviction. Very poor treatment of customers.

Avoid renting with Payton Jewell and Caines estate agents. I have since heard many other cases of Payton Jewell and Caine taking other tenants' bond money without good reason.
