Please do not use Oasis Properties. They are full of empty promises, conveniently never written down, and will be consistently rude throughout your time dealing with them. Please do not use Oasis Properties. They are full of empty promises, conveniently never written down, and will be consistently rude throughout your time dealing with them. The manager, James Rosenburg, is condescending and patronising, and has been rude to us (the tenants) on several occasions. When we first viewed the house in February, and saw the horrific state it was in, we were promised that it would be completely refurbished (from top to bottom), sadly this was only a verbal agreement, but it was the sole reason we signed the damp smelling house. We then visited the house soon after we started paying rent for the house (early July) and the house was in the same state as it was in February, we were reassured that this was because they had not had enough time to clean and repair since the previous tenants had moved out (I believe this is bad practice anyway, as we should be able to move in from the date we started paying rent). Several major issues such as the mouldy lino on the kitchen floor took months to be fixed and the majority of the issues (such as the disgusting state of the house) had not been resolved when we moved into the property on the 17th of September, even though Oasis had written notice of the issues since early July. We have had major issues in the house such as roof/wall leaks, the shower leaking through a smoke detector, the boiler breaking leaving us with no hot water or heating for several days and air trapped in our heating system creating a horrifically loud banging noise (to name but a few issues). I would never rent from them again and I have been actively encouraging others to not even contemplate renting or even looking at the properties they let.

The house itself wasn't great, I had cupboard full of rubbish when I arrived, problems we flagged up were rarely sorted without 3 or 4 phone calls to chase them up. When things were repaired or replaced it was to a low standard. They kept our deposit for 2 months despite providing all the requested evidence to rightfully get it back. They took some of the deposit even though we left the house in a better state than we were given it. They don't listen to students and in the end had to get parents involved to sort out the issues.

Really awful agency! And really, really rude, unhelpful people. We moved into a 5 bedroom house in headingley in July and have had problems right from the start. When we moved in the house was filthy with mould everywhere (freezers, blinds, windows etc...). They also hadn't sorted a previous electricity bill of £600, which they neglected to tell us so we had Scottish power trying to charge us for it for months and it also messed up the bills that we had sorted as we couldn't switch companies as there was an outstanding payment! The majority of the bedrooms have damp and mould problems, we've had 2 roofs leaking which led to serious mould. They took their time fixing these and as soon as it started raining again it continued to leak! After this they came and painted over the mould rather than properly dealing with the issue. They are seriously resistant to help you out in any way!! For one night they left us with a broken lock on the front door and over christmas we were around 10 days without heating and hot water! Very rude to deal with and say they will send people round which they don't. We've had mould so bad that mushrooms were growing and we had to get environmental health round, after which they did the VERY minimum to remove it without solving underlying issues. All the workers let themselves into the house and bedrooms without knocking once (not very nice to wake up to 3 men outside your bedroom door, especially being a girl and the only one in the house that day!). They really take advantage of you, are very hard to get in touch with for any problems and are just out for your money. We are yet to see if they attempt to take our deposits (£2000 between us) off us when we move out in July. They also tried to charge us for keys that we had never collected cause two of the boys we were supposed to live with never came back to Leeds. DO NOT RENT FROM THIS AGENCY!!!

Terrible estate agent. If you have an issue with the property and need it addressed- do not expect a timely response, you'll be lucky if you even get a response at all. They are however more than happy to take all of your rent and in exchange give you terrible service.

Terrible estate agent. If you have an issue with the property and need it addressed- do not expect a timely response, you'll be lucky if you even get a response at all. They are however more than happy to take all of your rent and in exchange give you terrible service.
A brief summary of some issues that I encountered during my tenancy-
Filthy house at start of tenancy, dirty appliances/areas included (but not limited too): fridge-freezers, microwave, oven, work surfaces, kitchen floor, living room, windows, bedrooms and the hall way.
Wet washed the basement carpet and left it completely soaking. We had to use shoes to walk on the carpet in the following weeks as it was that wet and it caused damp stale humid air in the basement as there was no ventilation encourage drying.
A leaky ceiling developed in one of the attic rooms, making paint and plaster fall off the wall and soaking the carpet. The estate agent was notified the next day, nothing was done for over a week and the repairs that finally occurred only addressed the hole in the roof. The wet plaster and paint were totally disregarded.
A settee was accidentally damaged during the tenancy and the letting agent verbally notified. Nothing was done to address this issue, it was ignored and fell into a poorer condition.
At the end of our tenancy Oasis tried to take £410.00 from our £1200.00 bond. They charged us £160.00 for cleaning that did not need to be done as the house was left in superior condition to how it was found and £250.00 for the damaged settee.
Simply put Oasis Properties only want your money. They do not care if you are happy with the rental, they will not go beyond supplying the legal minimum of service (and even getting that seems to be like getting blood from a stone). Communication is a nightmare. Emails are ignored regularly, phone calls are very much one way and the staff in the office are ill mannered and only interested in getting you out of there.
From speaking with other tenants it appears common for Oasis Properties to try and unlawfully take money from your deposit for the property at the end of the tenancy. As stated above they tried to take £410.00 from ourselves. We contested this and tried to resolve this issue with Oasis Properties as we felt the charges were unjust. But because they will do anything not to talk to you, there was absolutely no chance of a resolution and the dispute had to be referred to the TDS.
Luckily some justice was served and we received a decent proportion of our deposit back. If anyone else has found that Oasis has taken money from your deposits unjustly I would encourage you to go to the TDS for arbitration.
Overall I would rate Oasis Properties a generous 0/10, they offer nothing, take all of your money that they can and then try to take even MORE money. I would rather be homeless that use this letting agent again.

During my second year of study at Leeds Met University myself and six friends rented a house with Oasis properties, and quite frankly we found Oasis to be utterly appauling! Not only are the staff rude and unhelpful they do not take note of any problems presented to them by students. Every single issue my housemates or I had with the house, the situation was only ever resolved when one of our parents phoned them. They do not listen to students, they do not value our opinion all they are interested in doing it squeezing every penny from your pocket. Upon arrival of the house it had not been cleaned, none of the lights worked, my bedroom window was broken open so it was unable to be shut and I won't even begin to describe to you the state of the toilets, disgraceful! When I went to the Oasis properties office to inform them of the problems and most urgently the broken window presenting itself as an entrance to burgulars, the man I spoke to told me they weren't going to fix the window that afternoon as it was too short notice. So apparently they were going to sit back and let us get burgled. It wasn't untill my Dad explained that he was my father and the window needed fixing, that the employee of oasis showed any form of concern and eventually after 15 minuets of debate he got someone to come and fix the broken window.
Throughtout the year the same problem constantly occured; Oasis did not listen or resolve anything untill our parents spoke up. However, Oasis' biggest bad habbit is their inability to keep to their side of the contract; the contract clearly states tennants will be given 24 hours notice before a maintenance visit or house viewing yet we were never informed of any of these, resulting in many of my housemates and I waking up at 9 in the morning with a fright thinking we were being burgled. On one occassion in particular the oasis employee conducting a house viewing we were not informed about, allowed people to walk around the house unescorted, barging into our bedrooms. She then proceeded to leave the house AND LEFT THE DOOR UNLOCKED! The incompetence of these people is un beleiveable.
I could complain about Oasis properties all day, but you get the gist of my experience with them. Overall, save yourselves a year of stress and expensive payments and do not use oasis properties, they are unprofessional, unreliable and have absolutely No thought for their tennants health and safety.
