Truly terrible experience, they pay for good reviews on google and I regret not checking reviews before signing up with them. Leaving the property was a nightmare, they were trying to make me sign a new contract for more money in the middle of the pandemic with no remorse or even acknowledge of the difficult situation.
Left them but now are trying to get money from me for damages that were in the property BEFORE my tenancy started, all things they didn't include in the check-in inventory. I wasn't present at the check-out because they asked me to give the keys back 1 day before and I had already moved so agreed without suspecting they would take advantage of me not being at the check-out inventory. I actually improved the state of the flat as the way it was given to me was utterly disgusting, the pictures taken for the check-in inventory are really poor quality so you can hardly see so I have no way to prove those damages where there before my tenancy started.
I do not recommend you sign up with this agency.

We used Martyn Gerrard to let and manage our property when we moved abroad. We had a good experience with the letting process and with the management service for the first year, and our first tenants were happy. Over the past year though, the service has become almost comically bad on the management side.
After several problems with repairs and lack of communication potentially caused damage to period features in the property we ended the management service, deciding it was easier to manage the property from abroad ourselves than to deal with the issues at Martyn Gerrard and our tenants growing frustration.
We thought this would end the problems and only continued to use the rent collection service. However we are still dealing with a series of problems and their lack of communication internally and with us. They are pretty much totally unresponsive to complaints. Our tenants say this is the worst property management service they have encountered in 15 years of renting in London

MG has a building division called Greyclyde who built our home 20 years ago. from then till now, we have discovered major building faults. MG/Greyclyde ignore all requests for callback, and denied any wrongdoings. We had to claim through NHBC to get them to sort things, very recently on getting our bathroom renewed, we found the underfloor timbers wasn't connected properly to the wall, and believe it or not, the vent wasn't even connected.

I am a property professional with a large portfolio and have worked with many block managers who have been great. However, the service I've received at Martyn Gerrard has been the absolute lowest standard of professionalism I have ever encountered. They lie, they don't get work done which has been paid for, they procrastinate and always "apologise for the delay". If this is familiar to you, then don't choose Martyn Gerrard to lead the management at your block as you will be faced with this on a daily basis.

We are in the process of removing them at the earliest opportunity and raising a complaint with the ombudsman. The evidence of negligence on their part spans many pages and as service users, I feel it is our obligation to highlight failings in the industry.
Martyn Gerrard has clearly *taken money from us in the form of higher than necessary service charges (where like for like items are much cheaper) to collect the difference in "commission" and line their own pockets. A word of warning, if you are looking for a new block manager, then look anywhere else except here, as all you will find are thieves and hypocrites.
