They did none of the work they were paid fees for (managing and protecting my property). They sided with a tenant from hell as it meant less work for them.
Martin & Co Oxford has been the most negligent, dishonest, biased, and unprofessional letting agency I have ever dealt with, causing me major financial loss, months of intense stress and distress, and leaving my property in a severely damaged state. I purchased a flat advertised by Martin & Co Oxford as "recently redecorated to a high standard and with modern bathrooms installed" in Oxford in January 2023. Under Branch Manager Conor Taylor and Head of Property Management & Compliance Emma Collis, the agency consistently failed to protect my interests as a landlady. The tenant caused repeated and costly damage, which I documented with photographs and professional contractor reports. From the outset, Martin & Co Oxford ignored this evidence, repeatedly asking me to fund repairs out of my own pocket without proper investigation, allowing the tenant to vandalise my property over an extended period. The checkout inspection on 29 March 2023 omitted all major damages I had previously reported to Martin & Co Oxford. It was prepared by Madeleine Bond and signed by Aditya Dhingra, who had never even visited the property. They also diverted funds that were supposed to be spent on the checkout inspection and instead spent them on a boiler service I had not consented to (even though the boiler had only been installed 4 months earlier by Martin & Co Oxford themselves, so they knew such a service was unnecessary). Subsequent inspections were equally flawed, with poorly framed photos and superficial notes, clearly biased in favour of the tenant. The agency also failed to address an unauthorised adult occupant living in the property, which is a serious breach of their responsibilities. In the deposit dispute with the Deposit Protection Service (DPS), they misrepresented my position, omitting to send important documents (invoices, contractors' testimonies on the origin and nature of the damage) without my knowledge, and falsely presenting my claim as a “contribution request” alleging that I considered absurdly low deductions as “fair”. They omitted cleaning fees altogether, even though the property had been left in a revolting state, with sticky floors comparable to a McDonald’s and dirt and grease covering nearly all surfaces. In fact, immediately after the tenant left, they proposed to bring in tradespeople before a proper checkout inspection could be done (a move that would have erased key evidence of tenant damage). This was avoided only because I insisted on a formal process. Throughout, their communications were dismissive and defensive, and at no point did they take responsibility their failings. I have filed a formal complaint with The Property Ombudsman (TPO) and provided extensive documentation including photographs, contractors’ reports, and correspondence. This experience has been costly, stressful, and deeply disappointing. I strongly advise any landlord or tenant to think twice before entrusting a property to Martin & Co Oxford or signing any agreement with them. I would strongly advise avoiding Martin & Co based on our experience as tenants. Multiple serious issues: Rent Disputes & Misinformation: Currently dealing with a 2month ongoing dispute where they're trying to overcharge rent beyond what's permitted in our contract. Initially told us rent review clauses didn't apply, then completely misinterpreted the contract terms when they realized they were wrong. Basic contract comprehension seems lacking. Property Condition: Moved into a dirty, untidy property with no proper checkin process. No one from the agency was present to document the property condition, leaving us vulnerable to deposit disputes later. Maintenance Issues: Response times repairs are appalling - we're talking months, not days or weeks. Essential maintenance requests seem to disappear into a black hole. Overall Service: Unprofessional communication, lack of basic property management knowledge, and what appears to be deliberate attempts to overcharge tenants beyond contractual agreements. Save yourself the headache and choose a different letting agent. There are plenty of professional property management companies in Oxford that actually understand tenancy law and provide decent service.

I was a very happy tenant for 2 years with extremely nice property manager( oxford office).I vacated the property on 31/12/19, and as to this date have been chasing them (weekly emails and calls) for the check out inventory, my deposit amount. Finally, after a lot of effort, managed to get a new property manager to send me a check out report and an extensive list of deductions. Most of these major issues ( agreeing to removal of professional cleaning clause from the contract, discarding a broken glass table which was a health hazard) were discussed and agreed with the old property manager, however, the new property manager is not ready to believe the same- i have sent her the relevant email threads. Also, as per the contract, the deposit should be returned within 30 days ( and this has been more than 30 days after the check out inventory- so a breach of contract. The property had an old mattress which was stained even in the check in inventory, and the current manager has charged me for that as well.
I had actually thought of leaving good reviews as they were very good when i was actually in the property. However, i dont know why team wants to spoil the good reputation made by the previous manager.
The saddest part is that they dont have a complaints email id on their website, and the website only asks to email the branch ( the same people who are charging me and causing significant mental trauma)

Horrific experience. As a group of 4 students we were completely taken advantage of. During the initial viewing we were explicitly told by Luke that Martin and Co managed the property because the landlord lived in Hong Kong. After giving Martin and Co large amounts of money in holding fees, we moved in to a house that had not been cleaned, was covered in mould, and still had a kitchen full of the last tenants belongings, after contacting Martin and Co they said they had nothing to do with it as they did not manage the property. The whole year continued with us having problem after problem with our landlord and Martin and Co refusing to lift a finger. Environmental health got involved and still Martin and Co refused to acknowledge our horrific living situation. All I can say is I am now extremely glad to be out of that house and out of a contract with Martin and Co, however I do feel extremely sorry for the next lot of students who will have been lied to and taken advantage of.

BEWARE of these letting agents!
This was my first time renting a property. The staff were very friendly in the beginning, however, I moved in to a property that hasn't even been cleaned, with dust, spiders, spiderwebs, and previous tenants' items and HAIR all over the flat. I ended up sleeping on a friend's couch and having to clean it (and pay �80 for carpet cleaning) myself! Unluckily for me I had already booked a holiday for the week after my move-in, and not only these issues (which I have stubbornly outlined in my emails) were not dealt with, but they were not even updated on the inventory as they should have been! The staff generally seemed to act as if all this was 'normal', as if I was just making a big deal out of it. But when I handed back my keys two weeks ago (leaving the flat much much cleaner than it was), thinking it cannot get any worse, they decided to charge me nearly �500 for these issues that I have been reporting for the past year! I know the staff has changed recently but someone needs to be held responsible for this.
On a side note, throughout my tenancy I became ill and my partner agreed to move in with me from abroad. It took Martin & Co three months to prepare a new agreement (charge: �200) for us to sign. At that time, we were financially constrained as we had to live off my student loan since he could not get a job without this tenancy agreement. After two months waiting, my partner got very sick, sparking high fever and we couldn't see a doctor since he wasn't registered here, nor afford to see a doctor privately. Helpless and frustrated, I emailed Martin & Co explaining the situation, and asking how long this will take. We had a response a few weeks later asking us to come in and pay the fee in order to sign. But when we went there, were told in front of everyone that they will not let my partner sign the agreement since he moved to the UK to seek medical treatment. I have never encountered staff so rude and offensive (I don't want to use the word racist, but it does have this vibe).

I am writing this review after having moved into said one-bedroom flat in Oxford with my partner, let by Martin & Co, four months ago in June 2015. Me and my partner are from another country in Europe and had just moved to England then.
We both visited the property beforehand and noted certain issues with the flat that we addressed at the viewing. The issues included mould spotting all over the flat, old and stained carpeting in the lounge, as well as single-glazed windows on the street side of the flat. The letting agents agreed to consult with the landlord and after a while, confirmed that the landlord would carry out the necessary renovations prior to our tenancy. These renovations were included in the contract, everything seemed serious and reliable to us because we had in writing what would be done before signing the contract.
On the day that we moved in, we were stunned to find that none of the mould had been removed, even though there was a clause in our contract stating that this would be taken care of prior to our tenancy. We reported the breach of contract to Martin & Co immediately who then ordered a handyman to clean down the mould with sugar soap and paint over it. This did not happen until week 3 of our tenancy. It took the handyman several days to complete this job which was a big inconvenience for us and we did not feel that this was a proper way of taking care of long-term mould removal.
We spoke to our upstairs neighbor who has been living in her flat for 12 years and who also has ongoing issues with Martin & Co concerning her flat. She told us that the house is poorly insulated, that it suffered from excessive dampness (which we had noticed during the first weeks as our laundry would not dry and there was lots of condensation on the windows) and that many tenants before us moved out for this reason. We now had the confirmation that we had been tricked into renting a flat that was in disrepair, poorly maintained and very prone to mould.
We then went ahead and consulted local authorities in Oxford, including the CAB, the Council and Shelter, who referred us to the Environmental Health department. An officer from this department came by our house and inspected the flat, noting all the issues we had with it and finding even more issues that we were not aware of as rather inexperienced tenants. The officer wrote a report to the letting agents/landlord and asked them to rectify these issues within three months. The mould had already been removed by then so we could not prove the mould issue to him at this point (although we had pictures).
During these three months of us waiting for the corrective works to be carried out, which are coming to an end now, we have continuously expressed our discontent with the dampness issue, the fact that we have to take our laundry to the laundrette to dry it and reported that we were seeing some mould growing back in the bathroom and the bedroom. Obviously so, because sugar soap and a paint job do not take care of the actual issue causing the mould to come back. We knew this would happen eventually. When we reported the new mould, we were blamed because the mould must have apparently been 'induced by our lifestyle' (not ventilating, heating properly). This is a common practice of letting agents in cases like this and we did not let this impress us in any way. They knew that the house has had issues for years and the Environmental Health department confirmed this in their report. The agents have probably played the blame game with any tenant before us as well. Overall, their service was poor even apart from this audacity. We continuously followed up with them to make sure the proposed works by the EH department would be carried out soon. We have now waited for almost three months, and the works have not been carried out yet. It is autumn now and the conditions in our flat have worsened. They simply kept on putting us off and urged us to wait until they heard back from the landlord in order to proceed with making an appointment with contractors.
A week ago, a radiator in our kitchen started leaking. For about a week after reporting the issue, our mails were ignored until we threatened going to Shelter or the CAB again. Robert Tupman, our property manager then told us he would send a contractor over on a Saturday at a certain time. We waited, but no one showed up as this matter was quite urgent to us. Mr. Tupman then steered clear of all guilt saying that he did not have our phone number (which is a lie obviously).
We continued to write him emails about the issue, asking when someone could come over to fix it. Today (which is part of the reason why I am writing this review today) he wrote us an email saying that contractors were on their way to the property right now. Me and my partner were at work and we had expressed to Martin & Co plenty of times before today that we do not wish anyone to enter the property without us being there. What they as letting agents do is simply hand out keys to someone's flat to their contractors who can then trespass without the tenant's consent. Where I come from, this is absolutely illegal. From what I gathered in online research, a letting agent or landlord has to give the tenant a 24-hour notice before accessing the property in England.
Martin & Co clearly do not respect tenant's rights, have clearly assaulted us by failing to ask for our consent to let contractors enter our home and have invaded our privacy in every way possible. Not only have they rented out a property in disrepair with serious mould and dampness issues, they have also let third parties enter our flat without consulting us first and asking for permission. This case was not an emergency, the house was not on fire, nor was it flooded.
I strongly advise any person looking to rent or buy a property with Martin & Co in Oxford not to do any business with them. We were not treated fairly, we were disrespected, our privacy was invaded, they breached the tenancy contract and the only way we can sum this experience up is that we received the shittiest service from them we have ever experienced in letting a flat.
We will now consider taking legal action against them for their actions and hope that this review is helping someone out there not to get fooled by them as we did.

From 29 Jan 2015 to 1 June 2015, we reported the failure of essential service of the floor heating on 29 Jan to 15 April 2015. My son suffered in cold winter for more than 3 months. The room temperature was continuously below -2 to 2 degree in month of Jan/ Feb 2015 and most of the nights were 0 deg C in March 2015.
The technician took a month to order and replaced the thermostats, but it fails to work. He told me that, in Empress Court, many units have the same problem as electrical heating mat is not functioning, after 15 yrs. They cannot replace the mat by digging up the floor.
The Manager, Richard Goodwin has promised to compensate us �350 and said this is under his sole authorities, as we suffered more than 3 months of cold winter and also we have to buy a portable heater. After we checked out on June 15, 2015, he said that the landlord disagreed to pay. He has ignored all our calls and emails.

We own properties and some are let/managed via agents on my behalf. Never before have I come across such vile and rude staff. We own properties and some are let/managed via agents on my behalf. Never before have I come across such vile and rude staff. They are all about getting what they can for the landlord and couldn't care less about the tenant. They don't contact you in a friendly business like way to see that everything is ok for example when the tenancy came up for renewal instead of telephoning or email in a friendly fashion to check if I am going to renew they immediately serve an eviction notice to either pay and renew or get out! Now that might be the best way of dealing with lazy students but not professional people. They were so incompetent at property management that even the landlord advised to contact her directly for any issues because she had witnessed how bad the agents were on her behalf! When we were asked to try going through the agents it took 4-5 months to get light fitting replaced that were broken. In addition despite telling them and showing them during a routine inspection that bare wires were exposed in a light fitting that was 'live' electrically they ignored then refused to acknowledge it so I had to use my own electricians to secure and repair the fault. I could go on and on with more examples but get the message they are simply useless and incompetent once they've got your signature on the contract and your money. Avoid them at all costs.
