They failed to suitably reference check tenants, perform any regular inspection and act on our neighbours complaints when they were informed.
All they care about is being paid they inflated fees

I 'cold called' to be added to JP's database and discuss what type of property I was looking for. Katherine listened carefully to my specific requirements and didn't subsequently try to drag me to viewings on properties which did not meet my criteria.
She suggested a property she had just become aware of and was able to arrange a viewing almost immediately. It was exactly what I was looking for but in an area I hadn't previously explored. I made and offer and we recently completed. Katherine was calm, courteous and efficient throughout and there was no estate agent flannel-or I didn't notice!
On a general level I was kept informed during negotiations by the wider JP team who all seemed well linked up in terms of knowing what was going on.
I have now met Will, Head of Lettings to discuss next steps and was equally reassured by his local knowledge and efficiency.

What agent could do to change your mind?
They were prepared to accept a reduced fee if I didnt achieve the level i was looking for, which was refreshing that they would share the pain with me. As it turns out, i got my magic number so I was happy to pay the 1.5%

I was very happy from the start to finish with James Pendleton. Very professional, and easy manner. They presented my flat very well and had good internet coverage. They also recommended a very good solitor and broker who i my self would be happy to receommend and continue to use. The sale went through in a straight forward and relatively quick time frame. Utterly delighted with their performance and would defininiely reccomend to anyone selling in the area.

The previous purchaser had pulled out and we used their solicitors who were sadly very uncommunicative even though speed was of the essence. Thanks to David he managed to get information and responses when we did not. He chivvied our mortgage broker ( who was also fantastic) and kept everyone informed all the way. The upshot is purely thanks to David that we exchanged and completed in exactly 2 weeks to the day of putting in our offer.

The service we received during the sale of our home from David and the team at James Pendleton could not have been more professional. Every stage of the sale process was managed impeccably and our complicated transaction was kept afloat by their persistence and organisation.
From the outset, they exceeded viewing expectations. We were hugely impressed with how they presented the house and provided detailed feedback on each occasion. After a short time they landed multiple offers and a final bid we were more than happy to accept.
JP really came into their own during the sale / administration process. They were the stand out, solutions orientated agents within the chain and the transaction would not have completed without their management.
I could not have been more pleased with our experience and would go out of my way to recommend David and his team.

We decided to use James Pendleton as we felt that they gave the most actual (not the highest) valuation on our property, and most importantly David made us feel very comfortable with James Pendleton, as a company.
We had a very long sale process, due to no fault of either David or his team, and he was always very positive and looked to go the extra mile to keep the momentum going. He was excellent at making sure that both our purchasers and ourselves were keep up to speed at every stage through the process.
I would 100% recommend ,David Barker, especially given the experiences I have had with other agents!!

James Pendleton have provided the worst service I have ever received for anything. They quoted a higher letting price to secure our business, and then bullied us into taking tenants we were not happy with by saying we were lucky to even have the offer (less than what they quoted we could achieve).
Since then we have had almost no communication from them, and have no idea on the status of reference checks, gas safety certificates or any essential matters, and our tenants are due to move in this weekend.
