Opened in 2008, James Pendleton Estate Agents’ Wandsworth Common office on Bellevue Road is a convenient point of contact moments from Wandsworth Common mainline rail station. The office covers an area stretching from the edges of Balham to Tooting Bec and covers the sought-after ‘Toast Rack’ and Nightingale Trian
gle areas as well as the popular Heaver and Magdalene Estates. Homes in this part of the Capital are sought after for their period charm and proximity to green space - at times living here feels almost rural.
Bellevue Road, which features a mixture of traditional Victorian and Edwardian style buildings, is particularly charming. Home to a selection of boutiques, fashion stores and famous restaurants including the Michelin starred Chez Bruce, the street is an excellent place to eat, drink or browse following a walk on the Common. The area has a real village character and is home to a dedicated residents association and some very successful annual fairs. I have just sold my house through James Pendleton and they also helped me with my search, I can highly recommend them as an estate agency. The agency is a good brand and would recommend getting in contact if you are either looking to sell or buy.

I am so glad I used James Pendleton. It's easy to have a pop at estate agents. We all moan about them, it's historical, but in my book they are worth every penny. I have read some reviews, and it seems to me that some people just want to vent their anger when things did not go their way. House... Read Full Review

I have read some reviews, and it seems to me that some people just want to vent their anger when things did not go their way. House selling and buying can be a major stress factor, but in my case Rachelle Cramp made sure my stress was minimal. Bless her, she then went out of her way to let me know things were going well, when she herself was off with a virus. Now that's called dedication. James Pendleton's Angels are also brilliant. A great idea.

For those who love to moan, think about the way you speak to them. If you start off bad tempered, you are bound to cause a reaction. I called into the office one day and heard Rachelle doing her best to pacify a very irate person. She told me they go through rigorous training how to placate angry people.
All I can say is that this is the first agent I have used that treated me well and went the extra mile over and above the call of duty. Many thanks

This is the second time we have used James Pendeltons and on both occasions the service has been excellent. This is the second time we have used James Pendeltons and on both occasions the service has been excellent. Of course another agent will always undercut by a tiny percentage by I'm a true believer in service being part of the product you pay for. In a direct comparison to the Agents we purchased our replacement property through, who were frankly dreadful in all aspects, the team at James Pendleton were excellent. One cant put a value on people returning calls when asked, contacting third parties successfully and being truly concerned about both buyers and sellers. I would recommend the Bellevue Road James Pendleton office to anyone wishing to purchase in the area.

We found our experience with the agency to be entirely positive. The team are proactive, efficient, professional and polite in their communications and made the notoriously stressful process considerably less so.
We are now living abroad but would not hesitate to recommend James Pendleton to friends looking to purchase or sell in SW London.
