was not happy with the valuation placed on my property. When the surveyor visited we discussed the valuation and I expressed my concern that it was a little on the low side. He assured me that this was standard procedure and that we would get a feeding frenzy and go to a closing date (which we did not as COVID had hit the area really bad as it is mainly buy to let for student accommodation. A similar property in my area without gas central heating and on the top floor got a £10k increase in their valuation. I would certainly never use them again, they were actually instructed by Countrywide as part of the deal as they were paying the cost.

Flat i'm buying has a £90K valuation on the home report, Santander made a mistake processing my mortgage application and did their own desk valuation (£78K) instead of using the home report. To solve the down valuation dispute, Santander paid HDG to carry out a second 'in person' valuation to see if it matches original valuation. This process inexplicably took 9 weeks to get to the second valuation, and their mortgage decision depended on HDG coming up with a valuation close to the original, and valid, £90K decided by Graham + Sibbald. Harvey donaldson & Gibson valued the flat at £70K.
Absolutely farcical judgement from HDG, who resulted in my mortgage application subsequently being dismissed due to this and have had a nightmare getting another mortgage in time before my seller is fed up of waiting. The flat is a 1 bed tenement in Dennistoun, completely renovated to an extremely high standard, all straight 1's on the home report, and HDG say £70K. The valuer must be on acid, have no eyes, or both.
I also had to arrange this valuation twice, as the first time I called up to arrange it on behalf of the lender they 'forgot to write up notes for it'. I was in disbelief, and as a result my valuation was placed on a monday morning instead of the thursday prior to this. AVOID

Used HDG through Countrywide after much influence from the Estate Agent advising as they were all the one group, they had a great relationship with them an affinity as their aim was getting our house on the market. Surveyor turned up 2 hours late, which seriously disrupted our day, he also forgot his damp reader and had to return around 3 hours later...totally unprofessional. He went through our home like a man on a mission to make sure he found something to cause us work. He told us he was on high alert for woodworm due to the house being semi rural and boy did he make sure he found it, he searched our loft for around 15 minutes with a torch and on the very last beam he found 6 tiny little holes that timber specialists have since confirmed weren't even active. This was the first thing listed on our home report under a cat 2 (infestation). He told us if we got a specialist to confirm it wasn't active he would remove it. We done as he asked at a cost to us got a reputable company to confirm it wasn't even evident and they agreed to email him. , I called him to advise and he went back on it and said well I seen it, took the number of the company phoned them then came back and said the company looked in the wrong bit. If he was never going to accept the word of an expert then why waste our time. Apart from this issue he documented ridiculous detail windows were stiff (totally untrue), some grouting needs renewed ffs, total jobsworth. He also kept trying to influence us to use a particular company to check the loft, all a bit corrupt in my opinion. I intend to report him to the property ombudsman...give them a wide berth. He lost countrywide the sale as we pulled the plug thanks to him.

Overall would not recommend this surveyor.. In the current property market not easy to sell/buy houses and in my opinion the choice of language used within the home report was nothing short of protectionism in case of any comeback. While appreciate that this is now common in surveying reports the language used hindered the sale of our property unfairly when compared to reports on similar houses.
For example when selling a period proprerty that is over 100 years there is some evidence of structural movement. The surveyor takes it upon himself to "educate" anyone reading the report as to seasonal shifts in buildings due to teh weather, gravity etc and that cracks will apear that will require decoration. Any other home report would simply read that "movement in properties of this ageis common place, is long standing and non progressive" or something similar instead of war and peace! This long winded approach cost us as we accepted an offer on our house for the full value within two weeks of the property going on sale only for the purchaser to withdraw beecause of concerns of subsidence becuase of the warning of cracks in the home report. In fairness I diod go back to the surveyors after the withdrawal and they inserted that teh movement was non progressive......the horse had already bolted!
We were marked down becuase the original stained glass was not saftey glass again over zealous in my opinion.
Finally and most annoying of all, it is stated in the additional report attached to teh survey that there was not demand for rental of properties of this kind in this area which is factualy incorrect. It is this that has prompted me to write this review as it actually put the purchaser of our property (buy to let) off as they are not from the area. We are still in contact with teh purchasers and when our property did go on the rental market...four viewers in teh fiorst morning, four people wanteing to rent the property! This caused them to delay in making an offer which for personal circumstances had an impact on us.
Sour grapes...well yes perhaps and I should have checked teh home report more closely. My wife was pregnanet at the time of the move and the added hassle caused by the home report meant that our move was postponed till after the arrival of our seciond child, moving with a new born is not a great experience! The house that we had wanted to buy was no longer available.
All in there are plenty of surveyors and using someone else may be a better option.

What agent could do to change your mind?
In the current housing market all help and assistance should be made readily available from all parties who provide services especially on simple aspects. If you treat clients and customers well then your company and services will develop positively. Unfortunately this company are not customer driven and I have nothing but negative comments to make about the services. Very poor indeed.

I was surprised to read about so many negative experiences. I used Harvey Donaldson and Gibson for my home report on 10 May 2012, and have been very impressed with their communication and ability. I decided to bypass the estate agent when it came to organising my Home Report and go direct to a chartered surveyors. Obviously this was due to cost as the estate agents are really taking advantage of sellers when it comes to this.
After a few phone calls and online quotes I was contacted by Lynne Gentleman from Harvey Donaldson & Gibson to see if I wanted to accept their quote and arrange the survey. I found her to be genuinely helpful and friendly - not a pushy salesperson and based on that and the price, had no hesitation in booking the survey for the 28th May.
The surveyor was Hugh Young and he took the time to explain every detail of the home report. He was very professional but also friendly and that made a big difference as I think most people find this experience quite daunting. He really did make the whole experience so much easier as I was very nervous about it all - like am sure most folk are.
Having now received my home report I am very happy at the contents of it. Its very thorough and I am very pleased with it.
Its a shame there are no other positive reports here - people are too quick to complain but pretty slow to praise I feel.
I would have absolutely no hesitations in recommending this company.

Completed a valuation of our property and refused to acknowledge that an en-suite facility was indeed en-suite (it is linked to a bedroom, has a door to it, shower, toilet and sink - what else is it?!) and suggested that a room at the rear of our house was a converted outhouse, was thin-bricked, had the back door to the property (it does not!) and could not be counted as a proper room - it is not thin-bricked and is, quite clearly, not a converted out-house. They refused to reconsider these points. Hopeless!

They left the front door of my unoccupied property open for 2 days, it could have been more if I hadn't went over to check everything.
