A loss of money and time: do not trust them.
Patrick Gabin from Garton Jones showed me and my friend a flat last week.
We agreed on placing an offer, and he told us in case we didn't pass our credit check we should have pay 6 months upfront.
We spent the whole week sending documents and filling papers, and yesterday we've been told that if we didn't pass the check, we would have to pay one year of rent upfront.
As this has never been mentioned (neither during the viewing nor in one of the several emails written these days), we asked to proceed with paying back the holding deposit (£480) paid to secure the property.
We have been rudely answered that this is not possible, as we apparently lied regarding our referencings, which is not absolutely true.
Apparently this clause is written somewhere in the contract, however we didn't sign any and we still haven't find it.
My friend has been also treated very bad on the phone, as Vanessa Fabiano told her there is no way we can have our money back.
We lost two entire weeks and almost £500 pound - and this whole thing happened only 3 days before our moving date.
Please don't do our mistake, do not trust Garton Jones. At all.

Everything is a problem, nothing can be solved. Garton Jones Westminster claims 'it aims to exceed our clients’ expectations using our experience, local knowledge and professionalism'. Sadly, my experience was very different and annoying. Rude and arrogant staff, incompetent behavior and total disregard towards me as a tenant at Romney House, Westminster. I was even told that I am not a client, it is the landlord. Until the last days of tenancy and afterwards I witnessed a disregard to appointments and rules of decent behavior. I would absolutely prefer to write a nice review. However, I feel now I must warn other potential clients to get ready for a letdown. Now, I am very happy I moved out.

I had so many issues the day I moved in, flat wasn't professionally cleaned, heating didn't work, underground parking key wasn't available, they lost the post key so I couldn't get access to my mail. These are just a handful of issues, if you tried to call to sort things out they would scream and shout down the phone. Made me cry in several occasions, thought I was stupid but when they realised I was a law graduate and rented my own property back home they realised I knew what my rights were, things didn't get better but every time they tried to take money off me which was their/landlords responsibility they didn't like it because I knew my rights and my contract back to front. Nasty piece of work they all were, never again. Avoid avoid avoid. All the 5 star reviews are written by the staff no doubt.

However, my experience with Garton Jones (specifically Nine Elms and Vauxhall branch) has been nothing but efficient. Joe really spent time in helping me find my current property and he made the process of getting it very painless. He was always down to earth, accurate and truthful and I had full confidence in everything he told me which proved to be correct.
Since moving in, if I have any problems at all, Melisha and Iga at the property management team have quickly sorted them out mostly on the same day. I can always reach them and communication is always good.
My experience with Riaan has been that he is very efficient and constantly on the ball.
I couldn't recommend this branch more for anyone looking in the area.

Garton Jones have completely changed my opinion of estate agents based on previous awful experiences. The service was friendly and professional throughout - from viewing throughout to check out of a property. Riaan showed us the property that we later went on to rent. It was clear that Riaan was genuine and honest about the property, and did not try to encourage or sway our decision - not pushy like other agents can be. Vanessa then went on to organise everything for the tenancy. Any queries that we had Vanessa was very timely to respond and resolve. She was extremely helpful, friendly and made the whole experience easy for us - again, not like many other agents. Throughout our tenancy, Melisha always welcomed any queries we had and did her best to help us - and in a very friendly and timely manner. Towards the end of our tenancy, Riaan and Melisha were extremely helpful in making a quite chaotic situation as stress-free as possible. They ensured the interests of us as tenants as well as the landlord - something I have not experienced with other estate agents. I would definitely recommend Garton Jones Albert Embankment and would use them again myself if we decide to stay in the area. Thank you for providing such a friendly and professional service and restoring my faith in estate agents!

Management of the property:
You have to chase and send numerous e-mails before they will get you any response (this is even if it is a simple factual question like whether they have done this and that). They often forget that they are acting for the landlords instead - basically, they only wanted the easy way out for them, so they decided to harass the landlord.
The service providers that they utilise are ones that nobody has heard of (nor would the providers have websites of their own). If I am to guess, I would suggest that they are getting some commissions out of the cheap prices.
They do not care about your property. For example, after a tenancy, some of the furnishing items went missing. Instead of recommending a decent replacement cost (taking into account wear and tear), they would push the price so low that it is impossible to replace the missing items in the market. To illustrate this, a duvet provided went missing (it was in the property for two years - including the immediate tenancy that the deposit was for), they recommended a £10 deduction. I would love to see them trying to buy a decent duvet for £10 in the market. Cannot even buy that in Primark - premium service? Methinks not - or they have a strange definition of premium that I do not understand.
Letting:
They often get the law wrong. It is horrifying that as one's agent, one has to actually check every step the agent takes.
Whilst it not expressly confirmed, it was quite clear that they lied about the status of the prospective tenants in order to get commissions / deal. Further to the legal point above, they would try to fudge it to cover their mistakes.

Truc has been fantastic, the property was for a high end client and we needed an agent to be on top of their game. When she said she would call at 12 she called at 12! lots of information given which made the offering process simple and stress free. My wife and I received great service from Truc and Michaela of Garton Jones at Marsham Street, in the purchase of a flat (now our home) in Westminster.
Both took time to understand our needs. Truc was enthusiastic yet factual in how she presented the property to us during the viewing, and in how she got back to us promptly in response to all our queries. This reassured us the property is of the condition as presented, and allowed us to proceed to making an offer that was accepted by the vendor.
The property was lived in by tenants - Michaela and Truc worked with them to find a new property to move to, which made the process smooth for all parties concerned and meant the property was of vacant possession before the target exchange date.
Michaela worked really hard to extract information from the management company and co that we need to complete the conveyancing process, and was always solutions orientated with any issues along the way.
With other estate agents usually the service stops at exchange when the buyer is legally obliged to go through with the purchase. So it was a pleasant surprise Truc proactively liaised with the vendor, and ensured the property was handed over in the exact condition that was agreed on completion.
This is truly above and beyond, and we cannot recommend Truc and Michaela more!
