We rented a house for a company let business in May 2019 from Frank Innes Mapperley.
Before we did, we made our intentions known that we will like to rent for 5 years. We were encouraged to go ahead by James Derby. Now we know it was a trap to use us to help them fully renovate the property and get it valued. We thus didn’t hold back and spent our money to fully renovate this property with the hope that we will be spending 5 years in it which will enable us get our money back.
After the initial 6 months, they refused to renew so I started looking for another place. I sent James an email to let him know I had found another place and within 5 minutes I received a renewal email from him for another 6 months.
Me and my colleagues in my office were very surprised at this speed and knew James was trying to pin us down until he got a valuation of the property. Please note that houses are valued higher when they are fully occupied.
With this sudden 6 months tenancy, we had a contract which will now end in March 2020.
In February 2020, James started disturbing us with emails to enable them value the house before the end of our tenancy.
We asked a lot of times why this sudden valuation? Why wasn’t this property valued before we moved in? What is the purpose of the valuation?
We were told it is for information purposes only as the landlord just wanted to know how much it is now worth, but we had our doubts.
Then the lockdown from COVID 19 started which stopped everyone from trading.
Immediately the lockdown was lifted, James Derby and Jessica Cranmer came back to ask for a valuation again. And this time very aggressively and rude. With a lot of doubt, we accepted.
A week after the valuation we were given a section 21 to pack up and leave.
We were so shocked and couldn’t believe this. They have succeeded to use us to get this house upgraded and valued. We just moved into this house a year ago, why didn’t you value and sell then.
James Derby is a very horrible person. The only thing he cares about is his commission and salary, it doesn’t matter who gets hurt.
If we knew their plans, we wouldn’t have spent that much: 1. We painted every month 2. We laid carpet in the whole house except for the stairs 3. We maintained the very large garden (very expensive) We changed light bulbs We repaired a broken toilet We installed vertical blinds into the whole house - a very huge property. We got the property fully fire safe and spent our money to buy all the equipment we were asked to buy by the Nottingham Fire Services - this took us almost 5 months. The fire safety officers came down to show us what we needed. Etc (we also spent a lot more as a result of the effect of the damage from the leaking roof)
This roof was repaired so many times by the landlord but we had to continue to repaint, redecorate, and take off mould which formed in the house as a result of the leak.
In short, we showered love on this house based on James Derby’s word.

Instead, they forced me to arrange myself an energy provider and apply for water - when I am actually at the end not paying my parts separately...

I ad a house available for to let so instructed Frank Innes to find a tenant for me, the initial contact in finding the tenant was overall good, however two weeks after the tenancy ad started, still did not receive any of my payment, after a telephone conversation I had to wait till the end of the month to get payment from them, which took a total of 19 days, then I received a very rude phone call, asking me to pay �90 for a service I did not ask for, I did not pay it as I did not agree with them, as it turns out it's a good job I did not pay them, because now 3 months later out of the blue I have received a check for �90, if I agree with them at the time of the phone call, I would have paid twice for a service they was not instructed to carry out on my behalf, they have a very amateur approach to business, I tried to blame other people their own incompetence, I would advise anybody looking to do business with Frank Innes, is to avoid them and look elsewhere, they don't even have the decency to ring up and apologise, and admit they don't really know what they are doing..one very disappointed customer...

This agent has failed to sell my house. Only 3 viewings in 6 months. Failed to repeatedly follow my instructions. Failed to accompany viewings even tho this was one of my explicit instructions. Failed to answer calls - on one day alone I tried calling 11 times but no-one ever picked up. Fail to return messages. The Mapperley sales manager said she never received my messages, despite my confirming that my messages had been passed on by the Nottingham City centre branch. Fail to pass on detailed feedback. I.e. my abusive ex who is living in the house is clearly trying to prevent the sale. I found out the 3rd viewer commented that the back garden was a mess for one of the reasons they would not be making an offer. When I asked Jack of the Mapperley office why he had not informed me, his response was that it wasn't important in the sale of the house!

AWFUL LETTING AGENT! Lied to both myself & tenant a number of times. Awful at returning my phone calls. Terrible at communicating information to & from myself & the tenant. Lost inventory. Attempted to bill my tenants when they moved out because "items were not present" when actually the items WERE present but in other rooms! When my tenant returned the house keys to the office at the end of their tenancy, the office was burgled & Frank Innes BILLED THE TENANTS for the lock change & replacement keys because they were legally the property of the tenant until midnight!!! It took Frank Innes 7 hours from opening after the burglary until they informed me my house keys were stolen. It had not occurred to Frank Innes that my locks would require changing (as the stolen keys had my address on them). Needless to say Frank Innes, Mapperley no longer manageS my property letting.

What agent could do to change your mind?
Everything that they had promised in their sales pitch, none of which had happened.

Due to work I had to move and wanted a letting agent who would handle everything and keep me fully informed, this was the exact sales pitch that I was given. Since said sales pitch 18 months ago I have had three or four different individuals dealing with my home, none of whom seem able to deal with any arising issues I am still awaiting a response to a product recall request I sent them in January of this year!!! I have never had any feedback from any inspections and although my agreement with them states that they should obtain quotes for any required repairs I always receive an email asking what i would like them to do with the reported problem which only seems to add to the delay between the tenant reporting the issue and it being fixed. I would advise, and have done to three friends, not to use frank INNES as either landlord or tenant they are simply shocking!
