@FrankInnes absolutely appalling service!! I beg anyone to avoid this agent at all costs!!! I would advise using any other estate agent if you wish to receive any form of customer service or management. I've had nothing but problems with them! As a lanlord I've been paying them a monthly amount to apparently 'manage' my property! This is not what I have recieved. There has been no information given to me throughout the service and they will only contact you when they require more money from you (this will be relating to a service that they have never informed you of). I wish there was an option to put less stars as they do not deserve even 1! Please anyone reading take your custom else where! It will save you alot of money and time!

Was advised to change tenancy and increase rate, declined, they still went ahead and informed my annoyed tenants. Now they've sent a plumber round to do annual gas safety inspection and been informed by tenant he has left without replacing a valve and now have a water leak!!!!!! Phoned stoee to be told not their problem! Excuse me? it was your plumber so is completely your problem, to which i was told I would be charged. When asked when they last did an inspection, was told we dont do that but we can, but you will be charged. Am I not being charged monthly for this??? What am I exactly being charged for????? Shocking store, take note Frank Innes, need new staff that know what there doing!!!! Needless to say I will be sacking them!

Absolutely Dreadful Service
I rented with Frank Innes and had an awful letting with them from start to finish. Never called back when they said the Bungalow was going to be decorated before moving in which was not done was not even clean and mould in the fridge. Repairs were required and completely messed about as did not turn up when said were going to,no calls back as promised constantly chasing them. The property had damp coming through and mould but never listened or did anything about this. I decided to end my tenancy after 7 months as I could not cope with dealing with them any longer. I am now waiting after 3 weeks of vacating the property to be given my security deposit back which they are saying is with the landlord and I have to wait till he has signed this off and up to a further 10 days for my deposit once this is done.

What agent could do to change your mind?
We agreed the initial fees so have got to accept that was a contract. However, now that we have changed agents and are getting a first class service for significantly less fees, we feel, in retrospect that the fees charged were too high even moreso when taking into account the terrible service.

On our initial letting we were happy with the service given. When Kirsty Powers went on maternity leave things began to deteriorate. Messages left unanswered, denial of receipt of complaint emails, constant excuses about the I.T. systems failing. One example of the dilatory attention: Innes organised a gas safety check and didn't bother to tell us their engineer had disconnected the gas fire because he had failed to obtain the user manual (left with tenants) which was very readily available on the internet. Innes informed us on check-out day the fire had been condemned. The front of the fire had been replaced upside down and Innes wondered why we didn't want their contractor to return. After we'd stopped using Innes, much correspondence (involving the Property Ombudsman) to ensure we were compensated for their pathetic performance. Advice, NEVER use this Company.

This is the second property we have rented from Frank Innes, we didn't have too many problem with the first house so stuck with them when we were told our previous landlord wanted to sell. The property we're currently in when we viewed it seemed fine so we went for it. On receiving the keys in November 2014 for the house we walked in to a kitchen with bare brick walls as the landlord had pulled the plaster off in an attempt to deal with damp we were not aware off. It soon became clear that every room in the house including our 23month old little boys bedroom has damp which had been covered up by fresh paint previous to people being allowed to view the property. The date today is 08/03/2015 and the damp has not been dealt with. The damp in the walls continues to spread, there is mould growing at the bottom of our stairs and the exterior bricks are crumbling and visably porous. Frank Innes have sent out 3 builders all who have been turned down by the landlord as they have quoted too much, we're now waiting waiting for a 4th builder. We must have contacted Frank Innes well over 200 times since moving in to this property and everytime it's excuses. They're allowing a family with a young child to live in these conditions! The plaster on the wall in the dining room is crumbling, there's a constant mess on the floor from the plaster falling! It is absolutely disgusting that nothing has been done and that Frank Innes continue to fob us off and allow us to live in this property! I can absolutely assure we will be taking this further and environmental health will be involved! I 100% would avoid Frank Innes!

I am not getting any update on my deposit and over paid rent repay even after moved out before a week. Whenever I contact they come out with different answer each time. Also they give assurance that responsible person will call back but no call back...you need to call them again & again... Also no reply to your emails.....
I would strongly recommend not to go with this letting wait and go for good property from any other lettings but please don't go with these guys.....

I'm not sure what the connection is between Frank Innes and Countrywide but between them they provide no service whatsover. Very quick to extract money from both me and the landlord - despite their promises they did not sort out utilities transfer or council tax so I did these myself. If I went to them with any query they just contacted the landlord (so what exactly what she paying for?) and in the end she and I just did everything between us. Final straw - moving out check, all AOK and the landlady actually attended and told them they could release my deposit. 3 weeks later and no deposit received. My advice - avoid both of these companies both as a landlord and as a tenant.

1. If they don't know for sure whether a flat is available or not, why do they arrange viewing? 2. Why could not they inform us sooner to give us a chance to cancel the day-off? (We fixed the appointment 4 days prior that) 3. After this episode I still can find the flat on Zoopla marked as "available immediately" inspite the fact that a tenant is living there and going to spend at least one more month there! I am afraid this is misinformation.
They wasted my time, and what was wrong, wasted my husband's day-off.

We have been renting a property through Frank Innes for 3 years. In hindsight, we should have known from the start that it was not going to be a good working relationship. In the beginning, we were trying to obtain information regarding the property and the staff at the agency were not forthcoming. This was in respect to issues as simple as plumbing points for washing machines and council tax bands. Eventually after a number of emails and a final, very irritated one we received a surly response which half answered our query and chastised us for our manner!
At this point they also insisted we had contents insurance, even though the contents were owned by us and therefore not their problem. I strongly suspect this was a commission chasing scam as we sorted out our insurance through a third party, which was not well received when we told them, and they attempted to convince us to buy their package instead.
Once we moved into the property things did not improve. Initially, none of our phone line points were connected to anything - they were just blank sockets screwed to the wall. We notified Frank Innes with a request that they be connected so we could use phone/internet/sky services, and again it took 5 e-mails sent over a four month period, culminating in a threat to visit our landlord and speak with him directly before we received a curt response with no apology or explanation.
We had a similar problem in communication when we had a plumbing fault in the W/C - a leak had sprung from somewhere and we could not identify where. It went from being a mild nuisance of having wet linoleum to the point where the plaster on the wall was becoming saturated with water and the carpet outside the room had become wet and musty - again a development that took months to deteriorate to this point, and despite our complaints about it Frank Innes appeared to have little concern for either our comfort or their client's property, which was by this point becoming damaged through no fault of our own.
Since this issue our shower door fell off it's frame - this was cheaply repaired only to fall off again shortly afterwards. This was eventually replaced in it's entirety, but the process took nearly 2 months to complete.
We have recently made the decision to leave the property and applied for our next one - only to receive a phone call from our potential new lettings agents informing us that Frank Innes would not release a reference until we had paid them a fee of £25 for it!
In summary, we have found the customer service offered from this company to be unpleasant, reluctant and unhelpful. They have proven on a number of occasions to be at best forgetful about maintenance issues and at worst wilfully ignorant. However they are extremely on the ball when it comes to taking money from you!
I would avoid any further relationship with them at all costs, and advise others to do the same.
