I have been very satisfied using Fourlet as an agency to look after my property and find tenants. They are prompt and efficient when communicating with me, regular and on time with inspections. The rent payments and email statements are always on time and correct. They are obliging in sorting out repairs and maintenance issues. I certainly would recommend them to look after any rented property. I have always found them pleasant and courteous to deal with.

Work on communication and manners.

I would like to Echo the points made by the previous tenants, staff I found at times to be unhelpful and communication was on most occasions poor (had someone turn up to view our property at tea time, with no prior warning) as the other tennants have said we found points highlighted on checkout that weren't down to us, however we were luckily enough to win our dispute as we had detailed dated picturesfrom the day we moved in (a must for all tennants!)
I would say they are far from the best agents we have dealt with, and I would think hard before recommending them.

Speaking as a landlord, and looking firstly at the general before turning to the specific, it's often more a question of good and bad tenants rather than good and bad letting agents – but obviously a letting agent has a good deal of involvement in finding the right tenants, so there is often a correlation for landlords rating their agent based on the tenants they find, and how quickly they find them. That said, there's still always an element of the unknown relating to how individuals will actually treat your property, so how an agent then deals with problem tenants also has to be factored in.
Now for the specific: in terms of Fourlet, I can firstly say that they have always quickly found tenants which has meant the property has been at full occupancy and have done all reasonable checks to ensure tenants have been fully vetted. There has been the odd issue that has arisen due to problem tenants, but I have found that Fourlet have dealt reasonably and professionally with me when tenant issues have arisen. Indeed, I would say that Fourlet are very good at ensuring that recompense is sought for damage cause by tenants, and indeed will thoroughly check a property to uncover any issues that a tenant has tried to cover up -- or by the same definition, that a tenant fails/'forgets' to report they have caused in the hope that it will be missed. (Here's a little tip for tenants on that point: a landlord will likely put or record with an agent when work has been carried out (which Fourlet physically verify), so if, for instance, a room has been freshly wallpapered and carpeted when the property is being turned around in-between tenancies you will rather undermine your own argument that you have not caused said damage if you attempt to blame the previous tenants for it given the landlord and agent's knowledge that those tenants moved out prior to the work being undertaken).
If there are any negatives, it would be that Fourlet are perhaps not the greatest in terms of communication when new tenants are being sought, as on the odd occasion I have found that when a few prospective tenants have been lined up we don't tend to find out if they have all visited, and what their feedback might have been. However, this is probably because we use Fourlet's fully managed package and they don't necessarily want to inform us of what they may see as the more mundane aspects of placing tenants – a relatively minor point and as I said, they have always quickly sourced tenants for the property when empty, but we have often wondered ‘what happened to so-and-so who was due to view?'.
All in all, I would have no hesitation in recommending Fourlet to any landlord, or indeed to any decent tenant who has respect for a landlord's property. Given Fourlet's focus on ensuring that tenants do not leave damage in a property I would say that if you're the kind of tenant that either does not care about the damage you cause, or who fails to accept your responsibility when it is pointed out; or is used to an agent who fails to act when you do leave damage, then Fourlet is probably not the agent for you.

More staff training is required amongst other things, Eden and Simon in particular need to brush up on their customer service skills.

Absolutely shocking! But let's start with a positive I did managed to encounter one lovely member of staff who completed the mid tenancy check unfortunately that is it for the positives!
We viewed a property and thought it was pretty perfect, we asked outright about fees and decided to go ahead, the process from us paying for the checks to us getting a move in date dragged and dragged, it was over two weeks which in my experience is a stupidly long amount of time! When we finally receive our contract and read through it it highlighted that there was fees to resign again when the term was up, despite us asking outright about this and bring told after all the initial fees that was all for as long as we stayed in the property, emails to 'Eden Dugan' got nowhere as she was very disinterested and dismissive, calling the branch was equally as unhelpful, we were told in no uncertain terms that we had paid our fees for the checks accept the contact or lose your money. So we moved in under the hope the landlord would be happy for us not to resign in 6 months time. We were handed an inventory on moving in but found it to have missed a lot of damage/problems off, we refused to sign it and handed them a sheet if amended points. During our tenancy thankfully we didn't have to deal with them too much, once we called as the landlords property (plant pots/pop up greenhouse) in the garden had been broken during the storms, we called to ask if we could throw it away or if he wished to come view the damage first, they said they would call him and get back to us the next day, a week late and no call so we called them again to be told they had forgot to call us back and the landlord was happy for us to dispose of it (to our expense).
Moving out was when we encountered the most problems, viewing were booked and then cancelled at the last minute, we would receive emails saying they were no longer taking place then a knock at the door saying someone was coming, then another knock 10 mins later saying they had cancelled it again, very disruptive when your trying to move with two very young children!
After we had moved out and handed in our keys, we waiting on news of our deposit, We began dealing with a young lad called Simon, he was very difficult to communicate with, and is in serious need of retraining, he struggled to compose a legible email (the offices preferred method of communication seemingly) Simon was very rude in the way he wrote and hard work to correspond with.
The agency had preformed a checkout, and pulled up a lot of the points we had highlighted to them when we moved it (some of which we had improved upon) their main points were related to cleaning, we had spent a lot of time scrubbing and cleaning the property to a high standard including cleaning all the carpets although they weren't dirty just to freshen the place up!
I was very offended by the accusation we had not cleaned the property to a good standard, there was a considerable amount of lime-scale around the bathroom tap and shower head (which we changed on moving in and never used due to its condition!) we had told them upon moving in on our original notes and it was obvious this had not just occurred in the last 6 months! Other point they raised that we had already informed them about was wax stains on a wall (in what they knew we were using as a toddler playroom, and so no candles had been burnt in that room, or the house at all for that matter!) also the cleanest of the oven which was filthy when we moved in! Paint touch ups on the wall from moving furniture in, we maybe had one or two but there was considerably more then that made by the previous occupants! Alarm battery needed replacing (working when we left) at a cost of £20 for one battery!
I could go on and on, I sent a lengthy email to Simon regarding these points...the email was ignored completely, only when questioned about the email did he respond, again very rude and short, saying well the landlord isn't charging you for most of this (funny that as it was damage that was there when we moved in!) he offered no apology just saying he had looked at the paper from when we moved in...too little too late!
We are currently in dispute with the agency over our deposit, they are attempting to charge us for the oven, some paint and these very expensive battery's they claim to need. Simon had previously promised me copy's of receipts and proof that the work needed to be done and damage was caused during our tenancy...unsurprisingly I haven't received these emails!
In conclusion I certainly would not recommend to anyone, however if you do take up a tenancy please take your own detailed pictures when you move in, detailed notes are not enough, and they cannot be trusted.

What agent could do to change your mind?
To educate their staff on how to speak to customers, and call back when they say they will rather then playing dumb.

I called to enquire about a property, took several attempts to get through, when I finally did the staff member said they would arrange a time with current tenants and call back, they took my details and some basic information and i awaited their call. I received no such call, called back again 2 days later, and was told by staff they had no record of me calling before and the house was now under offer and I cannot view, I asked about any other properties in the area only to be questioned on my earnings, my wife is currently not working to look after our very poorly teenage daughter, and I was told in no uncertain terms due to us having a low income suplemented by benefits there was nothing suitable.
This was two months ago now, and they must still have my details on file as I received a missed call from them last week, no voicemail, needless to say I will not be returning their call.
