Absolutely horrific, we had nothing but bother with them. I don’t know if it was a landlord issue or what but the amount of things I had to report that never got fixed was a joke. We had mice, mould and damp that had nothing to do with us and it was never sorted. One of the tenants had to move out because the mould was so bad. We were never taken seriously and the house was falling apart around us. The house was supposedly cleaned before we moved in it definitely wasn’t, I’ve had many snotty emails from the staff that work there and they have horrible attitudes. No way would they live in a house we had too in the state it was in. It was my first time renting and it honestly was one of the worst experiences ever, so much so I left earlier as I couldn’t stand being in a house that was so vile. Whatever you do DONT give them any of your money !!!

Our tumble dryer had received and passed their inspection, however 3 days later a fire broke out from said tumble dryer. On top of that, this was on the eve of the first national lockdown, so we had to leave the house unattended for several months. When we returned the house was still covered In soot and the back garden was littered with burned appliances, along with several of our belongings which hadn't been damaged. Easiliving had assured us we would not be charged for damages, yet when we moved out they refused to pay us back our full deposits, insisting the mess, something they said would be sorted by their cleaners would not be deducted, had been left the same as when we evacuated the premises. On top of that, we were being charged for the burned appliances left on the back garden, something they again promised to sort, as we, the tenants hadn't lived in the house, again due to the lockdown. Maybe there's a reason Easiliving misspelled the word "easy" on their name, as there is nothing easy about renting from these thieves.

The clue is in the title, Easiliving, that's what they want to make out of you. Take note all students and paying parents, this company represents the stero-typical bottom of the pile estate agents. All that was missing was the Ricky Gervais character. Do remember you are not a customer only landlords are their customers. Ignore the gloss and photos, once you have signed the one-sided contract then they will conveniently change tack. Note, read all their google reviews, the poor ones are spot on, mould in properties, no termination clauses (you might need this, insist on one before signing), pull up the weeds in the garden clause, wash the outside of windows that you can not reach, to mention a few. They really are unprofessional time wasters, just go somewhere else or stay in Uni property. You have been warned, the only thing they are interested in is your money. Easiliving, that's what they are about, and its your money they will achieve it with. Read the bad reports, they are spot on, sadly there is no 0 review button. We dealt with Carlee Cane the managing partner, an overpromoted office girl. No idea where any of the positive reviews came from....... can you pay for positive reviews? I do hope Covid really crashes the student letting market, its long over due for an overhaul.

My experience as a tenant was altogether disappointing and I would discourage students from renting Easiliving's properties. I lived for 9 months in a maisonette managed by Easiliving and the agency was consistently unprofessional and unhelpful when compared to other rental agencies I have dealt with in Newcastle.
On the first day of the tenancy, my flatmates and I were on our way to pick up our keys as previously arranged. I received a call from an agent who told me that the cleaners had not yet finished and we could not move in until the following day. As several of us had already travelled several hours to Newcastle, we insisted that we be allowed to move into the property. As a result, the cleaners vacated the property, leaving it only partially cleaned with the kitchen extractor fan disassembled in the sink and cleaning supplies still strewn about the house.
The property's inventory was not completed and sent to us prior to our moving in. As a result, there was no documentation of the state of the house. Easiliving had to be contacted by myself to remind them to complete the inventory. In the end, we received the inventory 1 month after the tenancy start date.
It was found that the gas hob did not meet meet safety regulations as it was too close to an electrical outlet. The hob was meant to be replaced with an electric hob, but the replacement hub was also gas and thus did not resolve the original issue.
From January through to the end of our tenancy, we had constant issues with one of the property's showers. A major leak caused significant dripping water, extensive mould damage and foul odours in the bedroom beneath the bathroom. This rendered the shower unusable. Maintenance workers attended to the property and attempted to repair the leak without success. This required turning off the water supply to the entire house. By the end of the tenancy, the shower was in the process of being replaced but was not completed for us to ever use. To summarise, we only had use of one shower for two-thirds of the tenancy.
Please be warned that the cleaning and repair costs charged by Easiliving at the end of the tenancy are exorbitant. Despite cleaning the house ourselves, we were charged £375.00 for a professional cleaning. Any alleged damage to the walls incurred a charge of £50 per wall. This included such minor damage as pin holes. Despite the walls being extensively marked and damaged by previous tenants prior to our tenancy, the repair charges were still applied.
Compared to the other rental agencies which I have dealt with in Newcastle, I found Easiliving's customer service, professionalism and eagerness to swindle students out of their money to fall rather short of my expectations. I would not recommend them as a student letting agency.

I was first a student in Newcastle and became a landlord at the age of 21, the service offered by Easiliving is 5 star, I have owned properties in other cities i.e London, Bristol, Liverpool and Nottingham to name a few and have never experienced the service that I receive from Easiliving. They are not a large corporate agency but a family business, they have a swift service so that tenants can report issues which get emailed directly to landlords so that tenants do not wait long for repairs and issues to be authorised. I have read other reviews online which I see as unfair criticism, I truly would give them a chance either as a tenant or landlord. The dinosaur landlords of the past are becoming extinct so you can not judge an agent solely on a landlords decision to charge for repairs and deep cleans out of the deposit. Some landlords will never pay for repairs which will become a thing of the past due to the new legislation in June 2019. Only due to there professionalism did I continue to build a small portfolio in Newcastle.

We were told this was because of changes to cleaning invoices, however how could there be a change when the clean had taken place six months before and new tenants had moved into the property. Having experienced a variety of different lettings agents throughout my time as a student in Newcastle, I have never come across agents who are less professional, more rude and more smug than those working at Easiliving. We dealt mainly with two agents who are not listed on this website, When we were initially shown around the property we were treated with condescension throughout as Jessica eye rolled through answers to questions like, do the windows open, do the external lights work etc, as if we should have known this because it was just so obvious. We were, however, in a tight situation between the end of our previous tenancy and the current one beginning so we chose to take the property, even after *she pushed us for higher than the asking price (ill let her off with that one, she was an estate agent after all). When we went to the office to try and sign the paperwork, we offered to pay as much of the cost of moving in at the time however were told by Adam that we did not need to pay anything more than the agency fees and were told that they would get back to us. We then spent the next two weeks attempting to get a contract for us to sign however the admin girl ** was away on holiday and so nobody else in the company seemed to be capable of sending us an email with the electronically signed contract. Instead, we were forced to wait until the very day that we had to move out of our previous property to be allowed to sign the document. Not only this, but we were then told *** that it was our fault that we did not get it sorted sooner as we should have paid sooner. This was a flat out lie from both of them as we had been told on multiple occasions that we should get the paperwork sorted first, which of course never came until ****admin returned from her holidays. As to why the managing director had not come up with some sort of contingency plan as to what to do if people needed contracts whilst the admin girl was away, I will never understand. Moreover, I would have understood if we had been told that this would be the case in advance however we were simply told over and over not to worry and that we would receive the documents in time, all in the most patronizing and often outright rudest of terms. We did eventually get the keys on the day we moved out of our previous flat but were then subjected to sly digs at our expense, for most of the following year, whenever people came to view the flat as potential tenants after us.

Easilving handle the advertising of the property, sourcing desirable tenants, rent negotiations, deposits, standing orders, guarantors, Short Hold Tenancy Agreements and everything in-between. The management of the properties is also excellent and very competitive.

I have used Easivling as managing agents and tenant finders since 2006. During that period of 9 years I have only had 5 months of void periods which over 9 years equates to a huge success as far as I am concerned. The types of tenancies that Easiliving have secured have varied from professional to student tenants. I have been guided by Easilivings' management and interiors team in updating the style of the property from time to time but I can say that their focus is always on a pragmatic style that benefits both landlords and tenants alike. Easiliving have managed all repairs in a timely and professional fashion, the longevity of the tenancies always indicates to me the quality of Easilivings' management style. .. I would recommend all staff at Easiliving but the founding partners of Adam, Carly and Luke should always be consulted for any advice on starting out, ongoing management/maintenance issues or improvements.

<p><strong>Easiliving Complaints Procedure</strong></p>
<p>If you have a problem relating to Easiliving, please discuss this with one of our branch staff. Our aim is to deal with your problem sympathetically, fairly and quickly.</p>
<p>If you feel that the matter is not being resolved to your satisfaction, please ask to speak to the Manager of the Branch dealing with your enquiry. The Manager will try to resolve the matter on the day you raise your complaint, although whether this is possible will; of course, depend on the nature of the complaint.</p>
<p>If resolution is not possible on the day, a letter/email of acknowledgement will be sent to you within 3 working days. It will also set out our understanding of your complaint, and state when we will be able to reply in greater detail.</p>
<p>You may also be asked for additional information if this is required to assist resolving the matter. A formal written outcome of this investigation will be sent to you within 15 working days.</p>
<p>In all but exceptional cases, by the end of eight weeks following receipt of your complaint, Easiliving will have given you its final response by letter. This will be accompanied by The Property Ombudsman Consumer Guide.</p>
<p>If you are still not satisfied with the steps taken by Easiliving you can write to:</p>
<p>The Property Ombudsman Ltd, 4 Bridge Street, Salisbury, Wiltshire, SP1 2LX (Telephone: (01722) 333306 or e-mail:admin@tpo.co.uk).</p>
<p>The Property Ombudsman will consider your complaint, taking in to account any points made by you and Easiliving. The Ombudsman may, however, refuse to investigate a complaint where your issue refers to something that happened more than 12 months before you complained in writing to the Member Agency, or you referred your complaint to the Ombudsman more than six months after you received the Member Agency’s final offer of settlement or answer.</p>
<p>The Ombudsman’s Office may try to settle the dispute by agreement between you Easiliving If this is unsuccessful, the Ombudsman will consider all the relevant factors and make a decision according to what he believes to be fair in all the circumstances.</p>
<p>The Ombudsman will send his decision to you and Easiliving. You can accept or reject his decision. If you reject the Ombudsman's decision, it will lapse and you are free to do as you wish.
