What agent could do to change your mind?
The agent should be MUCH more up front about their fees. They should stop trying to PUSH up prices of properties and they should try providing a service that is not based around lining their own pockets.

Great positive experience from this branch of Cluttons. Friendly, polite and efficient. The tenancy fee for the contract was very reasonable (unlike Ludlow Thompson who once tried to charge me £700!!). With this agent a 'holding deposit' was exactly that, the property was off the market... Read Full Review

DO NOT RENT FROM CLUTTONS! They will not help you with anything that goes wrong and they will charge you at every opportunity. They are 100% focused on getting as much money off the tenant as possible. Any issue with your flat is an opportunity for them to charge you more money. I have too many... Read Full Review
What agent could do to change your mind?
I would freeze to death in the artic ocean than use Cluttons for anything.
