Unhelpful, patronising, disorganised, ineffective. Do not use this lettings agency. Kevin Tubb is the student lettings manager, messed up our moving in dates to the point that one of us was homeless for 10 days. refused to take calls or respond to urgent queries. Left broken furniture at the property for days on end, took ages to respond to requests to repair or replace broken equipment. They just see students as easy pickings, and clearly do not see why they have to make any effort to be polite, or actually do their jobs properly. Appalling - especially in a pandemic.

Disgusting! The ones in Gravesend told me they'll contact me in the next 2 working days,they never got back to me, I called them again multiple times throughout many days, they refused to pick up the phone. HORRIBLE ! This is a business scam. Students, please, spend a bit more time and just find yourselves either other agencies or private landlords but never go with Caxtons. They don't respect half of the things mentioned in the contracts and they just try to scam people.

Literally they would have to have changed their whole practise because they were absolutely horrific, incredibly unprofessional and I would not recommend them to anyone!!!!!!

Without a doubt the worst letting agents I have ever had the displeasure to use in Canterbury in the six years I have lived here. The staff were incompetent at all stages, making vital administrative mistakes time after time. This including taking 2 months to replace a completely broken fridge in the middle of summer, sending threatening letters regarding late payments when the payments had been prompt and finally giving us no information on check out. When prompted for information we were told that it had been posted out three weeks earlier. When it finally arrived it had clearly only been printed two days earlier. This summed up two years of terrible service from Caxtons. On the unfortunate occasions when I went into their offices I was either ignored by the sales staff or met with confused faces as no one knew why I was there. Caxtons service could be dramatically improved by the staff simply talking to one another. The fees are extortionate, the deposit deductions ridiculous but unarguable, this is certainly something they have down to a fine art! As with many of these reviews I recommend you avoid like the plague. We weren't students but I'd hate to think how much worse they'd treat them!

They failed to fix dangerous problems with the property, were rude and unhelpful and do not behave in a professional manner even within the confines of their own offices. You will have a battle trying to get any deposits back even though when you move in it is highly likely that the property will be disgusting. So any charges for fabricated 'cleaners' at the end of your tenancy probably go straight to their pockets. They act like a bunch of children in the office and while we were waiting to sign documents one of the members of staff was rude and shouting to an unhappy customer on the phone who was complaining that the property was dirty when they moved in. I should have taken this as a sign but was niave at the time... however they proved themselves to be some of the worst agents I have ever rented a property from. Rather than calmly dealing with problems they will simply tell you you are wrong without investigating. Careless, greedy, unprofessional and selfish. AVOID like the plague.

It was 4 of us and you had think she had behave appropriately and be helpful, instead she was rude and ended up in arguments where she was not supposed to be concerned. I wonder if the higher tiers of managerial positions see these characteristics.

They are awful and not only operated with no regard to basic customer service, but they also had little regard for the law! Our deposit was used to pay a bill, which we were not informed of when we signed the contract, this is illegal and a deposit cannot be used in this way. They also emailed us after our check out asking if we had used professional cleaners as the house was so clean. We responded saying we hadn't, they then sent us a cleaning bill as "we hadn't left it clean enough". Their service is abhorrent and they should be ashamed, particularly Gemma who treated us like a huge inconveniences during and since our tenancy. I would never dream of recommending this company to anyone, especially if you are a student. I just hope they treat professional lets with a bit more courtesy.

Matthew was extremely helpful in helping us resolve a broken washing machine complaint. From the first phone call to him, the same day he came to check the broken machine, and the following day a workman came to have a look at the machine. With a combination of Matthews help, and an extremely quick and efficient response from our landlord who provided us with a brand new washing machine, the complaint was resolved within 48 hours.
On this occasion, we are very impressed with everyone's help and efficiency.

I have nothing but praise for the way Hannah handled our situation. I am a parent of one of the two students who needed accommodation for 2014/2015. Not not only did she stay late to accommodate them seeing more than the usual number of properties as they were travelling some distance to do so but further delayed leaving by taking them back to the Caxton's office to finalise the paperwork as they were returning home again afterwards. Hannah had also been more than happy to answer my many questions from a parental point of view prior to the viewing and since regarding payments. There is only one minor issue with the property that being some doors that are sticking. I have been assured that the landlord has no issues with sorting this problem prior to them moving in (I will leave a further review about this after they have moved in). I felt so pleased that I actually wrote a thank you email quoting her as a "hidden gem" indeed going the extra mile. Not often something you come across very often anymore!

Please do not use this agent!! They completely take advantage of student and non student tenants. AVOID AT ALL COSTS.
