Process of finding tenants went smoothly and the team at Poole did a good job in this regard. Things went downhill once the property management team stepped in. I was not kept informed of issues at the property, maintenance costs were always 30 % above market rates (including the gas safety certificate - I rent out other properties and pay around �65, Allan and Bath always charged in excess �100. They got me a quote to replace the flat roof �1200, I got a quote for �950 - including a 15 yr guarantee. When I tried to give notice to the agents they would not let me without giving notice to the tenants, I ended up have to pay them and attempt to mange the property myself which was very difficult as they did not keep me informed of issues the tenants raised - how hard is it to forward an email? Steer clear unless your happy to pay over the odds.

On the whole I was very happy with the Lettings Team at Poole. The referencing went through quickly and the whole process went smoothly. There were delays with bringing the property up to scratch but to be fair that was down to the landlord taking his time. David and his team also allowed me to return to the property to "measure up" and check out bits that I had forgotten initially, before we signed the tenancy. The completion / hand over day went smoothly despite every new tenants nightmare of their debit card being initially declined for the deposit and rent in advance. Now I'm in the property, the management of it has transferred to the Bournemouth office which is not included in this review. I guess the proof of the pudding with any agent is when you leave the prop and how quickly deposits and disagreements are settled. Time will tell but so far so good.

When we first decided to rent out our property we met with Tony Wilson at the Poole branch of Allan & Bath to discuss our options Tony was very helpful and proffessional but also extremely approachable. Once we had let our property with them we still felt that we could contact Tony and his office at any time if needed.
Having a letting agent made the experiance of letting a property much easier and gave us peace of mind that any problems were sorted by Allan & Bath.
