We have gone directly to the landlord in the past, and they seemed to have no knowledge of what was going on with the property from Abacus
They use a 3rd party agency that is just as bad. I have been dealing with one individual who is as un-cooperative as she is unprofessional. I have felt like she has been having a go at me on the phone in the past.
I would advise Abacus to ditch CK management, terrible.
For your own sake do not use this agency.

This agency is a joke, I am wondering how are they still operating. Wouldn't recommend it to anyone, unless to police to check what are they up to. They are not able to solve any problems, they ignore tenants, I mean literally - they don't pick up their phones and don't answer... Read Full Review

AVOID!!
Shelley is absolutely useless!! Having to find a new flat by Feb, I went into the office before New Year's to get registered. At that time, Shelley told me she had a number of properties fitting my criteria coming on in Jan and would contact me - NO COMMUNICATION
In the New Year, I then sent her a number of emails and made calls to get an update - NO COMMUNICATION
I then personally went into the office where Shelley claimed she was very busy and would get back to me the next day - NO COMMUNICATION
Finally, being under pressure by another agent to make a decision at the end of the day, I went into the office again. Explained the situation to Shelley who said she had a few properties and would arrange viewings for that afternoon - NO COMMUNICATION
Ironically, on my first meeting with Shelley, she advised me to only register with 3 agents on the High Street (them being one). THANK GOD I did not listen to her self serving advice. Otherwise, I would be homeless right now.
DO YOURSELF A FAVOR AND AVOID THIS AGENCY - certainly for rentals.

Abacus have managed my flat for some years. They were originally called Noe Glasman and they were very good, but in the past couple of years their service has become very poor. They had some good people who seem to have left. They don't arrange repairs even when tenants ask repeatedly, they don't arrange renewal documentation and they don't respond to requests and queries. When people leave no-one seems to monitor their emails. I am looking for a new agent.

It is 2 days before I move, and yet i don't have a contract because it has taken their administrator over 4 times to spot her own errors and get things corrected.
The actual letting agent we dealt with was very inexperienced, and insisted on trying to arrange things over text, but then would ignore the messages. Numerous times he agreed to meet me at a property before he had the consent of the landlord/tenants, and then only cancelled a few minutes before when he realised he couldn't get the keys. They are shambolic and my stress levels are currently through the roof. Due to all the issues we have had, they have agreed not to charge us any fees, which at least demonstrates that they know how awful their service is.

Would not recommend, at all.
I was given the wrong information by one of their team, as a consequence of which I was unable to receive my deposit back from them until 11 months after moving out of the property.
They were not helpful in rectifying this, stating instead that the employee at fault was no longer with them and that this was not surprising behaviour by him - as if this should have been my problem?
They also did not honour the break clause in the Tenancy Agreement. THIS is what I find unacceptable and very disappointing and distressing.
I was very disappointed with the service I received from them.

Absolutely appalling service.

These are the kind of operators in the letting market that have politicians backing the idea of banning letting fees to appease voters or regulatory bodies to penalise people. After this wasted two hour round trip I am a convert to these policies. Rogue traders need to be stopped.

I sold a 2 bedroom flat in NW London through Abacus Estates in early February of 2015. The flat was rented out from 2004, originally through Noe Glasman & Co, which was taken over by Abacus Estates in 2010. Guy Daly looked after both the letting and management services and also the subsequent sale. I have been resident overseas during this entire period.
The letting and management services were consistently of a commendable standard. There were no extended void periods, the rent was collected and paid promptly into my account and any necessary repairs were arranged and managed by the agent at a competitive price
I decided to sell the property in November of 2014 when the tenants gave two months' notice to vacate the property. Guy advised on a fair market price and found a cash buyer during the tenants' notice period. Contracts were exchanged on the day the tenants vacated the property, with completion taking place five days later.
I have no reservations in recommending the Abacus team for both lettings/management and sales. I have found the services they provide to be very professional and responsive to the needs of the landlord/tenants/buyer. As a non-resident landlord, I could not have asked for more in the way that my property was managed and ultimately sold.

He got me in to view it at a time that worked for me (even though it wasn't convenient for him) and after making an offer did everything he could to facilitate and make discussions easy. He was also available outside of normal working hours and did everything he could to make this a pain-free process. He is friendly and approachable and I will definitely be calling him if I look to move in the area again. If not, he'll certainly be getting referrals from me.

On our move out, we never received the inventory check which we paid 130£, we sent emails to James Altman that remained unreplied for more than 2 weeks. When my flatmate called him angry because of all the unreplied emails and after not having received the deposit back in 2 weeks when they said it would take 7-10 days, James told him not to be rude instead of apologizing.
After 3 weeks of the move out date, I sent an email asking if it was a joke since no one let us know anything no apologized for the huge delay, so I thought legitimately that maybe we would have never seen the money back. Shirley Lascaris replied 4 days after calling me an idiot, as they sent the money to my flatmate, when we agreed previously to send the money on two separate accounts, just like we paid when we moved in.
During our tennancy, the continuously entered the flat witout giving notice for their viewings, violating our privacy and sometimes also scaring us when we found them in the flat when getting back home.
This behaviour and lack of prefessionality is unacceptable for a real estate agency that calls itself reliable.
I would seriously not advice to use their service.
Then of course, if you need to sell your house or rent your flat they will be adorable, as they would make money out of it.

I have just moved to London from abroad and I am in search of a property. I visited the Abacus West Hampstead office to discuss some options in the area. I made clear from the beginning that safety is a high priority and that I don't really know London. James showed me a property in the area between Willesden Junction and Harlesden and repeatedly told me that it is an absolutely safe neighborhood. I made an offer and gave a 500 holding deposit. While waiting for the landlords reply I thought it might me a good idea to have a second look in the neighborhood. I was shocked be the surrounding place and decided to make my own search in the web regarding the area. I also asked some friends that live in London for several years about the area and all the information that I collected reaffirmed my initial impression regarding safety. A couple of hours after giving my holding deposit I spoke with James to express my concerns and to tell him that I feel I was given misleading information about the area and I would not proceed with the booking. He refused to refund my holding deposit and was trying to convince me that the area is absolutely safe. I really feel that my consumer rights were seriously violated, I was given wrong information and the Abacus estates took advantage of my lack of knowledge regarding the area. Even though I informed the director I still got no answer and of course they refuse to refund me. I don't think this is the type of behavior one can expect from a experienced professional.

I went to Abacus Estates and took a list of the lettings available by this time and registered myself with the agency.
An hour later, Daniel Green called me to tell me he had 3 different flats to show to me. I accepted straight away. He has been very helpful regarding some doubts I had about budget and other type of questions during the visits.
He was honest, helpul by answering any questions I could have regarding the studio I am now renting, he also was very available and approachable.
Daniel Green done an amazing job! He is very confident and very professional. He has been with me 200% from the visit to the signing procedures.
I am strongly recommending him as the best estate agent of West End Lane ( and the best estate agent I have known for the last cuple of years).
