Ian Peat have a 'do the least possible' lettings model. I am a landlord, I know the law, and I'm renting temporarily while refurbing a house locally. I am appalled at the service I have received as a tenant, though if I was a landlord I would be in danger of getting a criminal record if there was an accident in the house. Moreover they take no notice of internal or external dilapidation or preventative maintenance - essentially eroding ones asset value. Here is an email I have just sent Ian Peat PM it tells some of the storey "Have Ian Peat contracted xxxxx xxxx to carry out the gas inspection? Looking at the previous boiler service it is nearly 2 month overdue. Please clarify. I have had no communication from the Landlord or Ian Peat about this. In addition I have not received a response to the email in which I explained that I had to change the light switch in the lounge. We contacted Ian Peat and complained to the person who carried out an internal inspection. After a month with no lounge lights I changed the switch myself. I am not qualified to do this. I noted issues with the wiring in the pattress - 4 extra switch wires and also noted that the property has not had a periodic electrical inspection in the last 20 or so years. We have not had a response to the issue of the cracked bath panel being a danger to our children as they enter and exit the bath. Further more I wish to report that I have removed approx 18 tiles in the bathroom which were about to fall off the wall. I took pictures prior to removing them. It seems there is movement/ downward pressure from the ceiling has caused them to pop. I have copied the landlord as he would be directly and legally responsible for the any injury that may be caused from the above. I understand on previous communications, Ian Peat have not kept the Landlord informed about such important issues." I suspect that the five star reviews on this site are either fakes or are from naive landlords who don't really see how their assets are being managed. Best avoid

Worst agent I've ever used never call back when they say they will no maintaince whatsoever after 5 years being a tenant despite bringing up quite serious issues up everytime very bad phone manner actually degrading to deal with them would not recommend I think anyone who's ever had a problem would ... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
