Long story short, today is 17th Jan 2014, I have not moved in yet theoretically if they don't receive money in there system by close of today they are not handing over keys to me and I planned to move on day after tomorrow. I agreed and submitted all required document for letting on 3rd of January, then I started chasing them on status as i have to leave my flat on time. and finally they got back to me on 10th (friday) and on 13th (monday) they started background check and I had to follow up all my references to get it done quickly. on 15th finally they sent me lettings document which had incorrect payable amount as they forget about my holding deposit. On 16th they got me back with the corrected documents and was asked to pay amount asap and catch if the amount (deposit + advance) + standing order + signed lettings doc was not done by 10:30 am on Friday, i will not get keys. And Since they have no mechanism to accept debit card (it takes 4 working day to process) or cash, only option for electronic money transfer. Unfortunately because I was away from my town on 16th I didn't had access to my bank secure key. but I manage to transfer money using phone banking, buty problem still persisted as standing order proof was necessary, so finally i had to take half day off from work, run to local hsbc bank and set up a standing order and get print out for that. But still I am not sure whether I am getting keys. I am not sure why they were sleeping for first 10 days and after constantly chasing also result was I am suffering because of no reason what so ever. I guess they are not even capable of understanding tenents urgency and issues. I am looking to file a formal complaint against them for such poor quality of service and hassle. Stay away from this estate agents if you are looking to move urgently, you will go through lot of pain.
1) Being proactive 2) Understanding 3) Change useless process (i dont understand why would u need proof of standing order top hand over keys), if I am not willing to pay rent I can tell my bank to remove standing order anyways, i dont understand rationale behind it. 4) Take money in different mode, like i can jump into there office and possibly pay by card or give them cash etc

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
