I had an awful experience with Kirby's and would not recommend them to anyone. We arranged a viewing with them and I took some time off work but when i arrived they had brought the wrong keys with them and then told us that a contractor had the ones that they needed. We rearranged and upon viewing a property there was some severe decorating required to the ensuite bathroom that had no window, the extractor fan didnt work and it was damp with paint hanging off the walls. We agreed that we would take the property on the basis that it was decorated before we moved in and the extractor was fixed or replaced and they guaranteed us it would be. On our move in day i reached the property and one of the sets of keys didnt work and we were not given a garage key, I called their office and was told I would have to go back and get it! We went to look at the newly redecorated bathroom and it was in the same poor condition with paint hanging off the walls. I had to chase Kirbys for 2 weeks to get them to confirm a date it would be sorted out. They were generally very slow at resolving any maintenace issues throughout our tenancy. Our renewal documents were sent out 3 weeks after the end date of our tenancy! When it came to moving out and returning our deposit i was told by the manager that we owed over £300 because of the damages we caused through installing a sky dish, burn marks from candles on the wall, changing a light fitting in one of the bedrooms. All things that were already there when we moved in, thank goodness i kept the original marketing documents for the property when we first went to view the house as the marketing pictures showed the sky dish, light fitting nd burn marks were already there!!!! Basically they gave us a 6 page inventory when we moved in and then hired a professional check out team who produced a check report who added an additional 10 pages to their check out report. Hardly fair and when i advised that I would take the matter to the TDS they soon returned the money. Would never rent from them again no matter how much I loved one of their properties.
Be more efficient and not slow and disorganised. Be helpful. Give people a full inventory

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
