Over our 6 month tenancy agreement en counted a series of problems which has disappointed and made us uncomfortable with the flat in which we were living. The following reasons made us feel this way: We were apparently sold a hall area by Martin &Co which after being told by the maintenance company of Heaton Court is not included in the property, therefore we couldn't leave our bicycle there, but we were told that this wasn't going to be a problem by Martin & Co., in fact we were apparently sold this area, but this turned out to be false. We weren't told about noise curfews in Heaton Court (11pm until 9am) even though we told Martin & Co about our late working hours. We were not told about elderly living people living at Heaton Court who might not appreciate people coming in and out of the building at late hours. Building structure was of poor quality i.e. noises like Footsteps, voices and doors closing travel very easily through the building making it easier for us to disturb neighbors and for neighbors to disturb us, especially at night time. (We heard footsteps and doors slamming quite often from upstairs and also violin sounds from 8am until the late evening, plus a clock every single hour, 24 hours of the day). Sub-standard heating which Martin & Co did not mention. We couldn't have baths due to the bath leaking, this was never sorted out throughout the entire tenancy Three days without hot water when we moved in. We waited for one month to get the mailbox key. This should have been organized a lot quicker, plus Martin & Co should have picked up and dropped the key off to us as we are busy people ourselves and we pay our money to Martin & Co so we expect customer service from that. We were accused of leaving rubbish outside the building by Heaton Court Maintenance Limited and also asked to change our jobs in order to try and not to disturb residents which is out of order and is nonsense. We are not going to change our lifestyles for where we are living. We were also confused about the noise complaint as we did not behave in a manner that could cause disturbances to neighboring properties as on the night in question there were just four people in our living room talking as any normal group of people. They never answered back calls or emails, we always had to try and get in contact with them They were rude with my partner possibly due because she is Spanish thus making them think that they could speak rudely to her There are also a very high agency fees to begin with which doesn't make sense, it cannot cost that much to do a reference check for two people. its beyond a joke. Overall we are both extremely dissatisfied with the service that we received when we signed a contract agreement with Martin and Co Stockport.

I would advise everyone not to step foot near Martin & Co. They are by far the WORST agency we have ever been with. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
