I have been dealing with G1 letting for several years. My properties have been rented to both social and private tenants through G1, understanding the handover periods and transferral of funds from account to account my rent was occassionally late, more often than not through the social housing. I always dealt with Michelle but following her departure through "decline in business and having and untenable position" . following which i dealt with Dylan, i agree with previous posts, he is very difficult to speak on the phone with however, was generally good at responding to queries via email. As such i was informed that he does not deal mainly with the lettings aspect of the business as he has other interests however sought to look after me as best he could. Following the ceasing to trade of g1 lettings i was left without 1 months rent and a deposit which i was advised was held in the tenants deposit scheme , which i have since recovered. This is another unfortunate case where the recession is not only hitting businesses but individuals pockets as well. I have recovered my deposit and would advise others to contact the tenant s deposit scheme to see if theirs can be recovered also. It is very unfortunate to read these posts however these are the times we live in.

Hi all I have had the same problems , he run away with £4000 of mines, and done the same exact thing he done to you all. I just want to verify the other comments on my very poor experience with G1 homes, since our tenant moved into the property in Nov 2011, after a few months payments were always late, I had to phone or email most months to get my rent and that was due to the Lettings manager eventually sorting ... What agent could do to change your mind?
They could have responded to my email, answered the phone, paid my rent on time, returned the deposit to my tenant. Being polite and non patronising on the the phone and told the truth.

What agent could do to change your mind?
Do not breach your own Property Letting and Management Agreement . Be open, honest and professional. Do not withhold rental money owed to the landlord. Do not pay with cheques that are returned unpaid. Keep and update records of payments made and received. Issue and date receipts. Issues accurate monthly statements. Communicate with both the tenant and landlord when requested to do so. Give access to your office, during normal office hours at least. Deal with deposits as Scottish law now dictates. Do not lie. Do not ignore request for information. Communicate when asked to do so.

What agent could do to change your mind?
NO, Stole my money Lied about placing the deposit in a safe scheme. Never paid rent on the correct date. Didn\'t answer calls or emails. Dylan Short was rude and arrogant, (the one time he did answer the phone from 100+ calls)
