Beware. Full of charm pre-contract. Full of B/S afterwards. It turns out that young Uni drop-out Dan Burton's company is built on sub-letting; Unida is not the landlord. He rents a property for X and then sublets the rooms for more than X in total, as well as charging for things left, right and centre. Unfortunately, his staff are in such a shambles that they are often late paying their rent to the head landlord (even though you have paid yours to Unida). The head landlord, understandably, gets p****d off and cancels their rental contract with Unida - leaving you high and dry. Not irretrievably, just a load of aggravation to sort out. First, you have tenants rights (incidentally, the footnote in their contract saying "do not intend to create an assured tenancy under the Housing Act ...." is complete, ignorant B/S : he might not intend it, but sadly for him and good for you the Act takes precedence). Lucky if the head landlord is reasonable; otherwise it might be a stressful battle to impose your rights. And you also need to get your deposit back out of Unida. He is notorious for not returning them - then again he hasn't met me yet !
