We had a very disappointing and frustrating experience with Martin & Co regarding the property at 119 Eastdale Close, Kempston, Bedford -MK42 8LY. We lived in the property three (3) years, during which the rent increased significantly from £975 to £1200. Throughout our tenancy, we did not receive adequate support in addressing maintenance issues. For instance, a cockroach infestation arose due to a faulty and outdated fridge provided by the landlord. When we reported this, we were asked to contribute half the cost of a replacement, which we found unreasonable given that white goods are the landlord’s responsibility. At the end of our tenancy, we were charged £390 deep cleaning and £90 the visits conducted by the agent after we left the property, despite having already paid £180 pest control services in January 2026 through Martin & Co. We do not understand the reasoning behind charging us £90 each visit made by your team to the property. Once tenants have vacated, it becomes the responsibility of the agentlandlord to manage, inspect, and maintain the property. In addition, we were asked to pay £750 carpet replacement. The carpet had undergone normal wear and tear over three years of use, with only minor damage; therefore, charging such a high amount full replacement appears excessive and disproportionate. Our deposit held with the Deposit Protection Service was £1,095, yet the total charges being claimed amount to £1,630. This level of charging is unreasonable and raises serious concerns about fairness and transparency. Furthermore, we have not received a clear or timely update regarding our deposit held with the Deposit Protection Service, the landlord is attempting to claim a total of £1630 cleaning, carpet replacement, and pestrelated issues. This is particularly concerning given that we maintained the property to a good standard throughout our tenancy, and no concerns regarding cleanliness were raised during inspections over the threeyear period. Overall, we found the service lacking in responsiveness, fairness, and accountability. We would strongly advise prospective tenants to exercise caution. These are quite possibly the worst agents around. We were left without electricity for 3 days, hot water/ heating for 7 days and water for 2 days. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
