We rented a 4bedroom family home in Caversham Heights through Davis Tate on a full management service from October 2024. What followed was 17 months of systematic failures. We reported 17 separate maintenance issues. The main bathroom had no adequate hot water the entire tenancy — we have twin newborns who cannot be bathed under an electric shower. The Gas Safety Certificate recorded three deficiencies, none remedied in over 20 months. Worse still, the GSC records a completely different boiler model to the one actually installed. The Building Regulations Compliance Certificate was missing the first 13 months. Reading Borough Council inspected and found a Category 2 hazard — and Davis Tate's response to the council's recommendation was to stick a rubber draught strip on a door instead of employing a competent contractor as specified. We were told in writing that the landlord's son intended to move into the property. Yet on 11 May 2025, 17 days before the Section 21 notice was served, I photographed our home displayed in Davis Tate's office window as "Available now, £1,950 pcm." If the family was moving in, why was it advertised rent? On 12 November 2025, a staff member wrote threatening that exercising our legal right to remain "may go against you should you require any future reference." Our family includes twin newborns delivered by caesarean section and two schoolage children. I filed a 16section formal complaint. The director named throughout the complaint has appointed himself as the reviewer. Formal complaints have been filed with The Property Ombudsman, Propertymark, Gas Safe Register, HSE, Trading Standards, Reading Borough Council, LSL Property Services, and our local MP. If you are considering renting through Davis Tate, ask yourself: when things go wrong, whose side will this agent be on?
