Many of the items you attempted to deduct from our deposit were already damaged or defective at the start of the tenancy. These issues were clearly documented and reported at movein via emails, photographs, and videos, which remain available. Despite this, you later attempted to claim these same preexisting issues as tenant damage, as you had not been informed. Regarding the furniture, the only request we made was a sofa bed. The replacement provided was of extremely low quality. After only six months of normal use, the lowestgrade wooden structure became exposed and the cushioning had completely deteriorated, making the sofa extremely uncomfortable to sit or sleep on. Please review the photographs to understand the condition. Normal wear on a sofa that is actively used is entirely expected, and this deterioration reflects poor quality rather than misuse. The kitchen dining table also began peeling gradually during everyday use. We reported this issue when it first appeared and were informed that replacement would be required. Despite this, the same known issue was later included in your deposit claim. We resent our original movein emails with full photographic and video evidence, yet these facts were never acknowledged. Instead, our emails went unanswered — including messages sent via the TDS platform, where responses form part of the formal dispute process. While you state that TDS did not “intervene,” the reality is that we were forced to raise a formal dispute because deposit negotiations were not handled fairly or transparently. The outcome supported our position. We also noted that the amounts submitted to TDS were higher than those quoted to us directly, which raised serious concerns. You further state that communication from us was lacking. This is incorrect. We contacted you repeatedly with detailed explanations and evidence. The process was prolonged unnecessarily, creating pressure to accept deductions we did not agree with. After reviewing similar public complaints, we became aware that this approach does not appear to be isolated. Additionally, as firsttime renters in the UK, we were asked to pay six months’ rent upfront, which we accepted. A further clause allowed the landlord to demand the remaining six months at their discretion. When we queried this, we were told our monthly rent period would begin in February 2025. Despite this assurance, during the third month of the tenancy we were asked to pay the remaining six months in full. Finally, although the tenancy agreement stated that all bills were included, we were later asked to pay utilities. After seeking legal advice locally, we were informed that these requests were incorrect. Taken together — attempts to charge documented preexisting damage, extremely poorquality replacements, unanswered communications, contractual inconsistencies, and deposit handling — this experience was deeply distressing. We stand by our review, which is supported by written correspondence, photographs, videos, and thirdparty involvement.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
