Throughout my five years of renting a " and managed" property via Bloxham and Barlow I don't have anything positive to say. From rude and condescending behavior from staff, poor practices to sheer incompetence. We were left with an electric shower that was sparking and producing a burning electrical smell over a month after initially reporting the issue and constant chasing an update. We had to buy ourselves a shower adaptor the bath taps as bathing everyday was impractical. Bloxhams excuse was they couldn't get hold of the landlord. This was a serious potential hazard, not just to us but the property! At great personal expense we had to move out and put our cats into a cattery a week whilst electrical safety works were completed to bring the property up to standard regulations. We were assured the property would be livable upon our . It was devastating to come back to, before we even entered there were wires, old light fittings and plaster outside the home, the house was covered in plaster dust and chunks, wiring and rubbish. Sentimental ornaments were broken, a floor board in our son's room was broken (and never fixed, then they tried and failed to claim this from our deposit) several loft boards were broken and the walls left with a "slap dash" approach to plastering. We were never even issued an apology alone any compensation. This was Bloxhams own electrical contractors. The walls were never repaired during the duration of our tenancy, years! Until we left. We had constant inspections, rent increases and surprise visits from our landlord under the guise of "contractors" coming to fix issues. Said issues were never fixed! We had blocked leaking guttering, damp issues and a hole in the roof. Broken side gate with side access to the property (security issue) no garden fence and badgers destroying the garden as a result. We were left in a constant state of stress. We never had a legoinarre risk assessment, putting our health at risk and the landlord at risk of liability should anything had gone wrong. When we left the property Bloxham went out of their way to make things unpleasant, they tried to charge "rent" a set of drawers and a ladder that was left in the property, which was stated in their inventory report to remain at the property. Not only was this ridiculous it was also illegal under Tenancy Fees act passed in 2019. Do your homework Bloxham. They also tried to keep our entire deposit, so we escalated matters to the Tenancy deposit scheme. TDS - Bloxhams claims against us got more ridiculous, from unpaid rent (I'm guessing the drawers as we had no arrears?) to the property being dirty (we paid and had receipts an end of tenancy clean) to "invoices" being submitted flooring throughout, a cleaner that cost them double ours and redecorating which always needed doing since the electrical works (think ugly messy plaster streaks up every wall in the house with a light fitting) which was not caused by us as tenants. To wild claims of extra tenants being in the property not declared. They jumped from wanting our whole deposit to claiming nearly £2.5k! TDS were amazing and saw through Bloxham's and our landlords lies, they also spotted the cleaning "invoice" submitted by Bloxham was over 2 weeks after we left! The carpets were never replaced so those invoices were too, how do I know? The property is now up sale with another agent. I'm guessing our landlord wasn't thrilled with Bloxham either. Nearly every point Bloxham claimed was shot down, we got nearly our full deposit back, a great result as they were claiming over double our deposit! We lost a small amount from putting a modern fireplace in the lounge and not changing it back, ironically we meant well doing so as the old one was dated and rusty, it also was still there in the loft so could easily be plugged back in which was communicated. This was also not changed and is visible in the For sale listing. I could go on, but I'm out of text!
