Hello Tenants, I would like to stop you from fake agents who involve in illegal stuff related to properties. Its my own experience with "City Financial Agency". I gave them holding deposit and just before one day moving to room, the so called manager of the agency who even does not know how to write contract cancelled the deal just because I asked them to sign a proper contract with me. Definitely without proper signed contract I couldn't move in. Firstly, on the visiting day the agent namely "TOF" showed me room and said we will provide you proper secure deposit agreement. On the day of exchanging keys and signing contract he was not in office. The manager did not have the contract ready and he was asking me to pay the money first. As I asked the contract first to read he unwillingly started typing contract and with thousands of mistakes he handed over me. Where he put my name as Licensor (Where must be landlords or agency name) and with wrong room number. Secondly, When I asked him to joint contract with my Fiancee as we live together, he replied "this contract does not have legal worth so there is no point, and we can't as it is just short term agreement". They charged 100 pounds for admin fee for just two months tenancy contract and even was not ready to providing a proper contract. When I further asked what does he mean by saying this contract does not have legal worth, he just cancelled deal by saying "I am not comfortable with you by signing contract".

What agent could do to change your mind?
They could have fixed all of my problems, actually contacted me and not allowed the problem flatmate to continue to live there.

They have continually lied to us about the TV licence being included. They supposedly have a cleaner which we pay for but have seen twice. 700 for a non ensure room us far too expensive considering the problems we have had.

These people are the worst. All they ever cared about was taking my rent and not taking any actions to any repair work that I bring up about. 99% of the time when I tell them something is broken, they tell me they will get it sorted in 2 days or they will call me back, but this is nothing but lies. ...
