I can only say 1 good thing about using Goodchilds, if you are a landlord like me. I only have 1 property that is rented, which is our family house. The good thing is the rent gurantee scheme. Most RG schemes are very expensive and take huge excess, where as the Goodchilds RG pays full rent after 14 days of missed rent. However, Goodchilds are compuslive liars, they lie to myself and the tenants we have had over the years. Goodchilds lie about the smallest things, to the biggest things, such as not taking full deposits from tenants. I would not recommend this cowboy outfit to any landlords. If you are a tenant, I have only bad feedback about them, from the tenants I have used. For both landlords and tenants the service that is provided by Goodchilds, is the most expensive on the market in our area. The service is disgracefully poor and they are compuslive liars, so if you want to do business with an organisation you cannot trust or rely on and pay through the nose for, then go ahead and use Goodchilds. In my opinion, they have alot of work to do, to get in line with the other lettings agents in the Area. DO NOT USE THIS BUNCH OF LYING COWBOYS
Stop lying to landlord and tenants. Do what they say they are going to do. Reduce fees. Encoporate more clarity regarding costs and charges, before contracts are due to be signed. Actually start providing a good service to landlords and stop treating us like we do not matter. I overheard a conversation in your Cannock office where Goodchilds staff were openly moaning about a landlord who had specific requirements for the property. Goodchilds need to become professional and stop lying.

12 Jul 2013Hi....Hope you can help. Friend has left the property under Goodchild and they are saying the landlord is moaning of the state of a back carpet. Small stain....Front bedroom and living room have had good quality carpets fitted. Moaning about the oven ? mother cleaned it, it was cleaned !. Front door was damaged when we were there and asked for it to be fitted. was but now the landlord is saying we have to pay ?....ring marks on a window ceil ? silly cosmetic stuff.. Surely landlords have to look at wear and tear... You mean to know what they're like and do you have T&C of a landlord and tenant ? Much info would be appreciated... Thank you hyland@rocketmail.com.

13 Aug 2013Me and my partner have a lived in a property managed by these cowboys for over a year, we moved into the property with a few promises from one of their agents, a rent reduction for 1-2 moths to allow funds for decorating, bath seals to be repaired as when you have a shower it leaks into the room below, front porch door to be repaired and windows on the back of the house to repaired as the had gaps in. Taking these promises into account we were more than happy to pay their expensive fee's to move in, once moved in we were happy but after calling the agents regarding these repairs the guy who promised us the "world" had apparently been sacked due to a few problems, however i spoke to somebody else who told us they would be sorted. 2 weeks later i called them regarding the same things and i was promised a call back, another 4 weeks later, no phone call, its been 15 months we have lived here now in total still living without being able to use the shower, having to use the bath instead which isn't a problem but having a shower fitted, it would be nice to have use of it and all the other problems, i started with-holding the rent so they would get things sorted and then all of a sudden i receive a section 21 notice to quit, letters requesting i pay the outstanding rent, letters to my brother who is my guarantor threatening him with court proceedings. Since then ive spoken to the landord of the property we live in and he has given us a new tenancy agreement which goodchilds are going mad about, im not in a contract with them anymore and neither is the landlord however they say i still have to pay rent to them even if im paying the landlord also that if i dont pay the rent to them they'll charge it to my guarantor which isnt fair and not right. I have no ties with them anymore however they still have my deposit, they are the worst estate agents out there, i would recommend that people/landlords stay away from them as they are liars, cheats and money grabbers. I am an insulin dependent diabetic and suffer from autism, the last thing i want is trouble and stress from these people, they know about my illness's and still treat us like crap.......

The agency needed to have been honest with us from the start. They should have told us that the property was still for sale. They also should have informed us that there was an offer on the property. Had we known both of these things, then it might have been easier for us. In addition, I am still shocked at the immorality of an agency taking a letting fee from us and telling us that we can move in on a certain date, whilst knowing all along that there was an offer on the property. What would have happened if we had moved in and then were told a week later that the property was sold?

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
