They got me to put the property on at £100,000 more than it was worth, with a fee based on this, then when the price was reduced wouldn't reduce their fee - its a scam to get more fee's !

AVOID at all costs. These agents do not realise the bad reputation they have in the area. They dont pass on bids to vendors (fact through knowing enough buyers and vendors in the area), they lie, they plaster their signage everywhere over other agent signs to try and tout business. What agent could do to change your mind?
I could have been called back and not have to call constantly. The agent showing the property could have had some background knowledge. I had an offer I wanted to put in but simply could t as I was never called back!

The Registration fee is optional, you do not have to pay it, it is apparently for advanced marketing, and will be deducted from the end fee, should you sell.
