AVOID AT ALL COSTS – Unfair Practices, Rent Withholding & Contract Misuse I used Felicity J Lord (Blackheath branch) full management of my property at SE3. My experience has been distressing, unprofessional, and financially damaging. The agents which I have been dealing with are: Lisa Allen Hendry, Sam Loader, Annette Cummings, Lily Porter, they are completely useless. Do not trust them. Key Issues: 🔴 Rent Withheld as Coercion They have withheld over £3,784 in rent payments since April 2025, despite no breach on my part. This was done to pressure me into continuing their expensive Property Management service—see point below. 🔴 Unlawful Severance Fee On 22nd of May I was informed that the the rent of April and May was being withheld "my early termination of the contract". I only terminated the contract on 13th of May, after they were withholding the rent due to me (1958GBP since 21st of April). They preemptively charged a severance fee of £3,323, citing a contract clause that only applies I renewed or rolled over the tenant’s agreement independently. I hadn’t, I am still in the fixed term contract with the tenant. 🔴 Breach of Their Own Contract The reason I did not want to with FJL management service is their poor services and breach of contract, FJL failed to: Transfer rent within agreed timeframe (Clause 14.2) Provide monthly statements (Clause 14.5) - No statement given September, October, November, December, January, February. Deliver the promised inspection at the 6 month mark Send the inventory report in a timely manner (I only received it 10+ months after my first request) 🔴 Discriminatory Access to Services They refused to offer me a standard “Tenancy SetUp” service (available to all customers) unless I agreed to full Property Management or rent collection. This goes against UK consumer law which prohibits unfair commercial practices and withholding standard services to coerce a consumer. 🔴 Impact on Tenant This situation is forcing me to end the tenancy, which will affect a family with a small child. I tried to resolve the matter amicably and even offered to pay the “Tenancy SetUp” service in full. To date FJL has not answered my mediation proposal and has not offered another solution. FJL's actions appear systematic and coercive. After reading other online reviews, https://www.allagents.co.ukreviewNTQ3MDY3, I believe they routinely trap landlords into longterm services through contract manipulation, miscommunication, and financial pressure. I am waiting the last step of their internal complaint procedure so that I can raise a formal complaint with The Property Ombudsman. Landlords, beware. Don’t their shiny branding fool you—FJL’s practices have been some of the worst I’ve ever encountered in any service industry.

They could have been less pushy. They could have communicated with us and replied to our messages. They could charge reasonable prices or provide an above-average service. They could be more competent with other peoples\' money. They could not discreetly lobby for your eviction without your knowledge.

Give an honest appraisal of likely rent (2 other agents suggested at least £100 - £150 lower). Show tenants round who actually meet my requirements, Not take my keys home with them.
