For anyone who wishes to conduct business with Truepennys, ensure you check that white goods are in working order, request a clean as you may end up with a filthy flat, check fixtures in kitchen and bathroom and the integrity of the walls and flooring before proceeding. I rented a 2 bedroom flat that was let and managed by Truepennys Dulwich. We are totally dissatisfied with their level of professionalism and their lack of due diligence to ensure the property was in good condition before our move in date. The property was handed over to us with dust, dirt, old clothes, other debris, broken pipes, nails in flooring, white goods either broken in parts or just not working, few switch not working, unable to use the central heating due to faulty switch. Repairs to almost a month to be sorted with some yet to be completed. Letting manager needs a lesson on customer relationships, building and maintaining positive relationships with not only landlords but tenants as well. This person went as far as forcing entry to do a gas safety check as he was not able to do this check within the time I requested so instead of discussing a better time, he went ahead to let himself in.

The landlord initially agreed to let us rent the property for £2,300/month, but at the last moment, after we had already prepared to sign, he refused to proceed unless we agreed to pay £2,500/month — leaving us no choice as we were students about to be without a home. We paid a £2,884 deposit to the agency and hired professional cleaners (£200) when moving out. The landlord then brought someone along and claimed it wasn’t clean enough, charging us another £160 — even though the issues he pointed out had already existed when we moved in. He assured us at that time that no more deductions would be made and the deposit would be fully returned. Afterward, he blocked me and ignored all contact. Months later, when I pursued the matter legally, he suddenly claimed additional damages for a mirror that was already broken before we moved in — and the agency failed to provide proper check-in photos to protect us. Used their full management service , the tenants vacated the property in june 2020 and its now November 2020 over 6 months and despite many e mails and phone calls we have still not received the rent deposit back from trupennys which the tenants left. From we moved to the flat we asked them to find a solution with the windows, beacuse the was in the 9th floor and near to the river in Woolich and the winter was terrible we could hear how thw wind entered in the flat. They sent three “handy mans” in different time and all of them said the same, the landord needed to change the windows. They never found a solution. After the flat had oudor from the pipes, we asked them a plumber because the pipes had a structural problem and they send a plumber who asked them £300 for one hour so they decided to sent us the invoice for we paid it. We refuse because they never checked if the plumber made the work (the plumber wanted to earn for 3 hours when he was only 1 hour), but didn’t mind. I was lucky becuase I asked my neighbour stay in my flat while the plumber was there. Finally they are threatening me because if I do not contract a cleaning company before handing them over the department they could keep part of my deposit, it is as if they are forcing me to spend yes or yes on professional cleaners, even asking me to send them the proof we contract that cleaning company.

What agent could do to change your mind?
