I had my property on the market with them for 3 months, what a waste of time. They told me that they could sell my property within 6 weeks. 50% of the viewings they booked cancelled. I had to constantly chase them for updates. As they insist on sending an agent on every viewing and they do not employ enough agents, at weekends they tend to prioritize the properties that they will either get a large commission on or the properties they feel they can sell quickly. If yours isn’t one of those properties, do not expect to get any weekend viewings. They advise that they promote your property on all the online portals, however, when I asked why my property was not on Zoopla or Prime Location, they admitted that they do not use these portals at all. I’ve yet to see any proof that they do any affordability checks on the buyers they send for viewings.

25 May 2024Thank you for your review, although we often welcome constructive criticism there are a number of points to the review that have been stated that are incorrect. We never give a timescale on when a property will be sold, as this is impossible to determine. We advised you that the price you wanted to market it at was ambitious and advised you that it needs to fall in line with the market value, despite this we naturally fought hard to achieve the figure you were set on. After 22 bookings, the majority of those being self generated due to the lack of enquiries, some of those cancelled. We send out the confirmation, a reminder text and a call to confirm. An agent cannot be blamed for a viewer deciding that they do not want to view the property anymore and not arriving to the viewing or cancelling. Despite this, with our marketing and proactive approach did find you a prospective buyer at the figure you wanted, but we were unable to fully qualify the full amount at this stage. We saw proof of funds with 10k left to show which we advised you of. We have a good size team, larger than most agents along the high street, and do not insist on accompanying viewings, the offer is there for us to accompany should you wish for that service, When I invited you in for a coffee to discuss your marketing, I explained that due to the lack of enquiries through the other portals that it was not worth us spending money on advertising on them, and with the current advertising, what we have is enough. We are market leaders locally and have sold more properties in this area than any other agent over the last two years - so we must be doing something right. We do not prioritize any properties, and you have made an incorrect, unjustified judgment on your statement declaring that we prioritize larger commission properties. We sell a variety of properties from studio apartments to large detached homes. We still have the offer standing on your property, and with me assisting you and helping you with your search for your onward purchase, was confident that it would all piece together. I spent time looking for a property for you to see if I can help you find the perfect home for you to move on to. We wish you all the very best in the future.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
