AVOID AT ALL COSTS!! If I could put zero stars I would. Lee was great when we first queried about the property. After our inspection, there were a few things we brought to Lee’s (one of the letting agency employees) attention and she ensured us that she would feed this back to the landlady to have this resolved however that did not happen - the landlady didn’t even know of the issues we had politely complained of! Lee, was incredibly rude once our notice was given on the property - her personality completely changed. She made multiple rude comments about the way the property looked/smelt once notice was given despite giving us a faultless inspection just a couple of weeks prior. She was far from helpful when I was querying dates for moving out and spoke to us in a bully-like, rude manner (it was clear she was trying to take advantage of us considering we’re young adults). She made us feel as though we couldn’t be honest about our feelings towards her until the deposit was back in our accounts out of fear she would withhold this. When it came to getting the deposit back (1 month after our faultless inspection) our fears became reality when suddenly they had decided to not give us a penny of it back due to the ‘state of the property’, which is ridiculous as the property was spotless other than the general wear and tear which is expected!! When I requested the original invoices to ensure this was like for like this was refused. JH Lettings then made a claim against for the full deposit, plus an extra £400… 3 stressful months later if not getting any of the deposit back and we have just had the arbitrators decision where they were awarded £140 with the rest being awarded back to ourselves. It’s very clear that all the while you are in a contract with this company they are fine, but as soon as you want to get out they make things extremely difficult. We are very thankful the adjudicator made the correct decision but it’s sad that it look their involvement. Also, if you’re a landlord I would also avoid as they failed to provide a check out report which is another reason they lost the claim. Avoid at all costs.
