Clear lack of communication between estate agents and landlords, and between estate agents themselves. Issues like knowing the contract details of a property, having our names wrong in the contract multiple times, not remembering any of the information we gave them. Jumped through ridiculous hoops of sending the same information 5 times when rudely asked, never getting replies when we had questions either. On the day we were meant to move in the inventory still wasn't done for the property. We were present for the estate agent attempting to do it (luckily for us) and found the entire side of the building was COVERED in black mould. The house was full of absolutely full of trash, marks on everything, an old fridge on the driveway the estate agent told us to just "leave there". The boiler wasn't gas safe certified since 2018, but we'd been told it was brand new that week which is why we'd been delayed. There was no electricity or running water. The estate agent then tried to write down that everything was in good condition. He repeatedly asked "what's in poor condition" whilst staring at a door hanging off its hinges covered in mould and rot. For the entire 4 hours he was there he knew absolutely nothing about the situation and actually made us phone the office and talk to them whilst he sat in his car. In the end the landlord agreed the property was not in a fit state to rent. Legally it doesn't meet minimum living standards (the estate agents still denied any issues) and actually would be a massive health risk to anyone within the property. The very next day the estate agents have relisted it for rental. Genuinely atrocious, not just bad estate agents who don't know anything about the law and only want your money, but zero consideration for the health of any potential renters who could leave that property with life long health problems. Avoid at all costs.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
