As a letting agent, Haart Stratford let my property quickly 3 yeras ago and I was happy with the tenants. HOWEVER the ongoing property management service is absolutely terrible. Over 3 years Haarts have failed to sorted out tenancy issues as promised leaving me legally at risk; they have failed to renegotiate rents annually, and they are agressive in their manner to both me and the tenants. They only try to do something AFTER I have sacked them. They carry on contacting my tenants even though I terminated their service. The worst part is that Haarts Terms of Business include no provision for you to give notice to end their contract, except in the case of breach of contract. The current terms of business contain a clause requiring you to pay SIX full weeks rent ( not fees) to sack them for their awful service. If my experience is anything to go by, you are very likely to want to sack them, and you are very likely to have to take them to the property ombudsman to avoid the ridiculous penalty fee. which will be a lot of agravation. Haarts terms of business are structured in such a way as to give their staff no incentive to give a good level of customer service: Yhey think they can bill you more for leaving them than staying with them. They don't explain the terms, they don't deliver on their promises, they won't accept any fault, and they will tak to you as if you are an idiot. in 2022 and 2023 both times I have complained, they tell me they have a whole new team in place so everything will be better now. Nothing has changed. Haarts Stratford have zero interest in providing a customer service, and are only interested in extracting gfees from you. STrongly advise you to use a differet agent. this has beeen the worst letting agent experience I've had in 20 years of letting my flat. Save yourself the stress of having to deal with them.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
