I was a buyer and the way this Estate Agent has treated me and the way they spoke to me including their advice is appalling. I would not use or even consider using this Estate Agent for selling, buying or anything ever again.. I was told much false information (dates they kept informing me was changing constantly). My Dad & Uncle were in hospital at the same time and I was next of kin. Despite this, I continued to action any requests from my solicitors and liaised with the Estate Agent. Their response was "I know you have a lot going on, but you are delaying the whole chain and its about to collapse. You just need to exchange now" - To note: at this stage, my solicitor was still waiting for answers from the sellers solicitors and had advised me we weren't legally ready to exchange. I was being pestered by the Estate Agent constantly with phone calls and emails. Which is very funny, because once I put an offer in at the very beginning, they failed to return my calls or answer my emails. My mental health deteriorated because of the way they managed my purchase. It was that bad, I got close to pulling out from buying the property. The Estate Agent also played on the fact I was a first time buyer. They attempted to refer to me to mortgage brokers and solicitors who ripped you off. The solicitor they referred me to, meant I had to liaise with 2 different companies (Country Wise & PCS Legal) and neither spoke with the other. I was told by all 3 companies (Country Wise, PCS LegaI & Watson Bull & Porter) that as a first time buyer I had to ay stamp duty (this is incorrect and was only rectified when I sent them links to the government website showing I didn't have to pay stamp duty). I was also given various different quotes for the invoice, none of which matched and I was asked for my deposit money within the first week of being with them, before they had even requested the searches. I didn't give it to them. Eventually, after a couple of complaints, I switched solicitors with no penalties for myself. After I resolved this issue, the Estate Agent didn't explain the situation to the Seller at all, so I had to drop the seller a quick email and apologised for doing so. I experienced extremely poor customer service. They are only concerned about meeting their targets. I would never use this Estate Agent Agent and would recommend others to consider using them.

As an additional note about the agent, I was not advised by them that work will be carried out for 6 weeks prior to me moving in. I am woken up every morning by the sounds of drills and trying to get on with my work at home is a nightmare. I was actually going to let this go and get on with it but as this Chris Smith was so atrociously rude and has aggravated me so, I shall be also seeing where I can take this.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
