This agent has failed to pay two compensatory awards totalling nearly £6,000. TPO found that in both cases Assured Estate Agents had not paid over money owed. The first was to a tenant who had paid 11 months rent upfront but vacated a month earl
y due to the landlord selling. The second complaint came from a landlord who had not received nine months’ rent, despite the tenant providing evidence that payments had been made. TPO has been advised by the agent that they are no longer Assured Estate Agents Ltd and are now AE1 Lettings Limited. I had the unfortunate displeasure of attempting to use the services of Assured Letting Agent run by Harrison CLayton. I approached their Walkden branch. I've transferred £7900 for refurbishment works to our rental property. This was done in October, after being told the work would take 2-3 weeks, by January nothing had been done, Harrison and Asa dodged our calls, texts and emails, only replying when I threatened to take the money back. Stating the Xmas period and high quotes. Eventually by January I had e enough, googled his name and feared the worst. When I presented Harrison with the fact that he had scammed people in the past, he returned all but £1100 of my money, stating that the online comments where just “trolls” however I have spoken to a few people and I feel awful for them, they are honest decent people who don't deserve this. I did my own research and I found that my work has taken so long because he could not find anyone to complete the works due to getting a reputation of not paying people. I feel incredibly lucky to have received the majority of my money back. However have requested invoices for the £1100 missing and he has not produced these at all. I will be going to the high court if I don't receive a substantial amount back as waste removal does not cost £1100. I feel bad for other people who have not got a penny back from Assured/ Harrison. Save yourself some heartbreak and stay away!

Thoroughly check everything! Do a thorough search of all CMP providers to make certain your money is protected. I found out to my cost that they’re operating illegally. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
