If I could give less than 1 star to this agent, I would. My issue began with a gas check being carried out for the landlords insurance, fair enough I missed the first appointment to which the landlord was not pleased about. I then tried to arrange a second visit to which the agent did not give me a time frame to come to the property. I simply sent an email stating that the landlord and contractor would have to enter the property with keys as no time frame had been given and I needed to work, the agent replied stating that was ok and gave a time frame. A few months passed when all of the electric had gone off in the property, I had reported this issue through fixflo, having 3 children ages 7,5 and 5 we had to get this fixed as a priority. It turned out that the issue was simply a built in appliance tripping the electric. The agent messaged after this was diagnosed and simply said that the landlord had instructed the agent that all maintenance issues would be payable by the tenant (me) as I had refused access to the property during the visit for the gas check which as from the above was not the case, and have the emails to evidence this. Fortunately, the electric is back on with the appliance unplugged, so at least we can turn the lights on and use most of the appliances. I find it absolutely vile that the agent nor the landlord has even asked if the electric is working with there being children in the house, and refusing to facilitate maintenance which is part of the landlords duty being a landlord all because the agent seemed to not communicate that he could enter the property with keys if he wished to do so, nor did he even try enter the property in which he could just have given 24 hours notice to enter at any time. This is only part of the maintenance problems in which have been ignored; - Damp - half finished maintenance such as just plastering the wall and not painting it - what seems to be a leaking roof in the back bedroom as I have videos of a soaking wall and wet patches during heavy rain - skirting boards which have fell off and not attached, leaving exposed nails for my children to gracefully leap over - exposed carpet strip, leaving again another obstacle for the children to jump over - the agent leaving out the fact that the neighbours are not at all ‘fine’ in fact we have to keep all of the windows closed due to the misuse of drugs by the youths in the garden. - not to mention the air rifle that was left in the shed for me to dispose of, the agent clearly doing a good pre move in inspection. Problem 1 - landlord who does not care and bought the house as a piggy bank, a rogue landlord either in the making or very established. Problem 2 - agents who do not communicate with the landlord by the looks of it and also do not care Problem 3 - agents who lack education on what is classed as the landlord’s responsibilities. Problem 4 - maintenance issues not getting fixed and just ignored as the landlord thinks Im not allowing access when the email clearly stated from the beginning that he would have to enter with keys.
