The most unprofessional company I have had the misfortune to buy a property from the last 10 years of running my company. From someone who buys a few properties a year and has a large portfolio of house they are absolutely useless and should be avoided at all costs , wrong information sent to solicitors, never turned up correct time for viewing, neighbour then let me in as had a spare key and seen me standing outside, they never even knew, called 1 hour later to ask if going to the viewing as someone finally turned up. On completion day, get a email to say key left under a bin at back of house....( never had such a unprofessional service to even suggest leaving key's for a house !! , even my solicitors called me to say you won't believe what they have said for key collection) So 40 min drive Turned up no keys. Sat for 1 hour while solicitors tried to find our what problem was and kept getting told key's left under bin.( which they never were) all windows in the house were left open and informed my solicitor o could hear water running in the house) McCrae and McCrae argued with my solicitors for some time who then said oh sorry the neighbour might have them?? I was then Told by them just to wait till 5pm to get them when he gets home from work ?? It was 130 pm..... so exspected me to sit a total of 7 hours to collect keys from a neighbour..... Then back and forth for another hour with McCrae and McCrae and them making excuses finally getting them to agree to go and collect keys at 5pm and drop to my own house promised bt 6pm . Then Sat in from 5pm to 9pm nothing, no calls, key's any information at all from anyone. Still no key's or any idea what's happening with my new house. Rod the MD then puts keys through my door and just leaves not even bothered to knock and explain anything, as it had been minis 10 for past few weeks , widows left open and could hear water , decided to drive over at 10pm to check the property. On arrival keys did not fit any of the locks..... Water could be heard still running in the house , calls made again to Rod McCrae who then made a list long of excuses to why the locks had been changed that day and maybe the wrong keys . On speaking to the neighbour who had the keys found out that he himself was also sick of the hassel of McCrae and McCrae over the sell of this house and they had been using him instead of doing the viewings themselves , I am sure the overseas sellers would be less than impressed with this service. Found out also no one had been in the house for over 3 weeks so no pre sale checks done, no inspections nothing just left. Rod McCrae telling me can't possibly be running water or burst pipes as the whole system was drained.... ( another lie ) I had to then contact my solicitor and lawyer to get all this sorted out as Rob McCrae continued to lie to me telling me different stories, making up stories and just blaming everyone else and just blatantly lieing on each contact making up different excuses. This company is honestly useless , I should of know better as had one dealing with them 2 years ago during covid when was offered a "quiet viewing" if willing during lockdown when they were banned to do viewings at the time so refused it ( so obviously zero care for the law , rules or buyers or sellers ) absolutely shocking company and avoid at all costs selling or buying. I have already informed my solicitor that I never want to purchase another property from them and they will be lodging official complaints or do any dealing with the company. My advice is take you business anywhere else as companies like this have clearly zero morals or professionalism and have just got so use to properties selling themselves now make absolutely zero effort.

1 May 2023I certainly understand why Mr Rose became exasperated by not being able to get into the property he had purchased. There were reasons for this. Both the front and rear door keys had been refitted and the keys left for the plumber under a bin. The plumber had not returned the keys from where they had been left for him. Instead they were sitting in his van (I gave the plumbers telephone number to Mr Rose to verify this). I have handed in a cheque for £80 for Mr Rose’s two abortive trips to the property (which would not have been needed if the plumber had returned the keys as instructed) and has apologised profusely several times. I reply to the specific complaints as follows:- 1. Wrong information to solicitors – We supplied all requested information to the respective solicitors. 2. Never turned up at correct time – I arranged to meet Mr Rose on one occasion but Mr Rose turned up early and the neighbour/viewing agent let him in (I arrived 20 minutes later). 3. Keys left under bin – The front and rear door had new locks fitted. The neighbour/viewing agent who normally held the key was not available. This is the first ever time keys have been left under a bin for a purchaser. The neighbour/viewing agent was not available and two other properties settled that day. 4. All windows in the house left open – All windows were shut. 5. Key pick up – I offered to secure keys and took them to Mr Rose’s house that day. 6. Not even bothered to knock – I texted to say I was about to hand the keys in. Reply text said children had gone to bed so I posted keys (left by neighbour/viewing agent) through Mr Rose’s door with a note so as not to waken children. 7. Neighbour objected to doing viewings – He agreed and was contracted to do the viewings and did so very well. He was reliable, personable and was paid for his work at rates agreed upfront. 8. Water had been drained – The owner has a bill for this work. It is not a lie. Plumber’s telephone number has been provided to Mr Rose. 9. Rod McCrae continued to lie – I did not lie once. Once I realised the plumber had the keys in his van I resolved all difficulties. I ensured that the plumber went back and checked that the central heating was working. The letting agent topped up the electricity. The sale was completed as Mr Rose accepted all was in order. 10. COVID complaint from 2 years ago – More information on property, dates etc. are requested. McCrae & McCrae Ltd, like many estate agents, shut down selling houses during COVID. McCrae & McCrae Ltd have been a successful Chartered Surveyors practice in Dunfermline for 38 years. We have had one complaint to the RICS over this period and it was dismissed as being spurious. Two or three other insignificant complaints have been received on websites over 38 years. I am saddened there were so many inaccuracies in the over robust/over the top review. I am taking legal advice on whether to raise proceedings for defamation due to the nature of the allegations which could cause reputational damage. Rod McCrae BLE MRICS

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
