Make sure that you're fully aware of the terms within the licence agreement and separate terms and conditions (T&Cs) that this agency (sometimes) uses. This isn't a tenancy agreement; I recommend reading about licence agreements and their implications (e.g. https://england.shelter.org.uk/professional_resources/legal/renting/introduction_to_security_of_tenure/what_is_a_licence). The agreement that I was asked to sign contained a clause stating that the licensee could be moved to another room or even another property with only 7 days of notice, which personally I felt was inappropriate and not something I was comfortable with when looking for somewhere to stay in the long term. I would be more understanding if the agency had been clear about this in the room ad or ahead of paying the holding deposit. However, I only found out about these terms after paying a ~£250 holding deposit, which I was encouraged to pay as soon as possible (to avoid somebody else getting the room first). I should note that the holding deposit form did reference "license fees", "licence", and "licence to occupy", which I now understand refers to the licence agreement being used. Likewise, "T&C" and "terms and conditions" were referenced. However, I hadn't seen a copy of the specific agreement (including the clause mentioned above) or T&Cs when I paid the holding deposit and signed the associated form. I should note that I didn't explicitly ask to see this, in part because I wanted to pay the deposit as soon as possible to secure to room, but I would've appreciated knowing about these terms before paying anything as I personally wouldn't consider them to be typical. It was stated in the SpareRoom advert that bills are included but the T&Cs included a monthly cap on this, so be aware that you may have to pay the excess accordingly (especially considering the recent energy price increases). This might only be ~£0-30 per month, for example, but it all adds up. As above, I should note that the holding deposit form did mention that bills were included "in accordance to the T&C". However, I hadn't seen the T&Cs when I paid the holding deposit and signed the associated form. To reiterate, I didn't explicitly ask to see this so perhaps this is my mistake, but I would've appreciated being clearly notified about this before paying anything. The holding deposit was non-refundable unless, as stated on the holding deposit form, "the agency is not able to provide the accommodation". This is fair enough if someone simply changes their mind about the room. In this case, I communicated that I felt that the contract was unreasonable and that I'd been misled (in my opinion), for the reasons described above. However, my refund request was declined. This is consistent with the disclaimer on the holding deposit form, as mentioned above, but disappointing nonetheless. In summary: I decided not to sign an agreement that included a clause stating that a licensee could be moved to another room or property with only 7 days of notice. When I expressed my concern about this, the agency declined to refund my holding deposit which I'd paid before seeing the agreement or T&Cs (in retrospect, this is probably my mistake and the agency had the right to decline the refund). If you choose to use this agency, I encourage you to carefully review and consider the agreement and all T&Cs before paying anything.
