In a word, The Property Ombudsman (TPO) is corrupt. Firstly, it operates like a tortoise. They kept delaying and delaying investigation of our complaint against a Hornsea-based letting agent. Was this to give the letting agent more time to respond to our complaint? Secondly, when the so-called 'independent' adjudicator sent her findings, they were all weighted in favour of the agent. She was completely biased against us, as the tenant, and in favour of the letting agent. Whatever we stated and substantiated with evidence she dismissed. In stark contrast, whatever the letting agent said was taken as gospel truth. The letting agent's evidence was based solely on the notes they recorded on their database, notes which were untruthful and misleading. The TPO adjudicator dismissed the fact that Humberside Police had investigated the letting agent on our behalof in relation to our reporting harassment. The TPO adjudicator even excused the proven fact that the letting agent had broken the law by failing to disclose the landlady's address upon our request. As far as the the TPO are concerned, letting agents are free to breach the law as lain out in The Landlord and Tenant Act 1990. The TPO is completely, totally and utterly bent. The TPO is nothing more than window dressing to meet a legal requirement. They have found against the tenant and in favour of the letting agent even before you submit your complaint. This makes one wonder whether the TPO is receiving bribes from letting agents behind the scenes? The government needs to wake up and investigate the TPO, as it is not fulfilling its remit to protect tenants from abuse by letting agents. I would advise tenants to not waste time dealing with the corrupt TPO and instead to take legal advice.

Avoid - contacting TPO will be a waste of time. Turning to this so-called "Ombudsman" for complaints against real estate agents is akin to asking the wolf to guard the sheep. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
