We would like to start mentioning that because of Leaders mis-representation and not disclosing the information to our Sales agent we are facing lot of issues and huge losses of the property that was sold to us by the sales agent. we don’t recommend anyone going through them or else you will face lot of issues, like what we are going through now. We have completed 9weeks ago but facing lot of issues due this agency. We were shown HMO property through our sales agent where Leaders were managing the property, initially we were shown all the rooms except one room when we asked the agent they mentioned that tenant was not feeling well. Then we asked if the room is in good condition and there are no issues, they mentioned it is in good condition and no issues. They were talking very diplomatically and nicely at the time of purchasing we didn’t know and we thought they were giving correct information but they broke our trust and honesty. Seriously they have not disclosed lot of information to us through the solicitors and even the seller didn’t disclose the information which we didn’t know when purchasing the property we thought they were telling truth but that was not correct and there is no way to find it unless disclosed. After the completion of the property, we found several surprises and this agent didn’t do there due diligence and played on our honesty and the Room1 where they said that tenant was not feeling well, but actually after completion when we spoke to tenant, tenant mentioned she was fine and she would have showed if she was asked to show the room. The room which the agent didn’t show purposely telling room is good has lot of works which costs between £15000 to £20000 which was a shocking surprise. Also there were several issues in the house where they didn’t address the issues like leaking radiator for a year, leak in the bathroom for year not addressed and caused the issue for the ceiling and there are two tenants not paid rent for a while, where they mentioned they paid rent but that is not so, no deposits are taken but they mentioned in the information sheet that deposits are taken. We heard from the tenants this agents didn’t respond or resolve the issues. There are more issues as well which were not disclosed, There is lot to mention. But As per the Consumer Protection from Unfair Trading Regulations 2008 Act they haven’t provided all the relevant information. Please I never thought I would be writing this review but seriously we are facing lot of issues because of this miss-sold property. We just want to give heads up to the prospective people We have dealt with other estate agents but never faced the issues and they were very clear about all the condition of the house and showing every room in detail.
