Omnia Estates is one of the worst agents I’ve ever used. We engaged them for full management of my Sheffield HMO upon the referral of the developer. Over the years, various types of management problems aggravated to the extent that I could not tolerate any more and had to terminate the contract last summer. For example, they frequently delayed in answering enquiries; they did not provide account statements regularly, by the time I got some statements; huge expenses were incurred months ago by Omnia without consulting me; they repeatedly made errors in the account statements such issuing invoices for a sofa never bought; some rents supposedly to be paid by tenants were never received without explanations, Omnia claimed that the tenants simply cancelled the applications before occupancy or they cancelled the tenancy because the tenants had not paid rents. However, Omnia should not just let the tenants get away, they should chase the outstanding rents for me even if tenants did not move in as there should be tenancy agreements signed which were legally binding. The most serious problem was Omnia unreasonably deducted large sum of money from my account without notifying me or getting my consent, e.g. frequently flushing toilet for vacant rooms, broken locks, hole in wall, giving access to tenants’ friends?! They even charged me money for work not done, e.g. replacement of stained sofa while no sofa was bought, bi-weekly gardening while the wild grass had been left to grow up to 3 ft high; Last summer, Omnia even deducted £2500 from my account for so-called projected summer repair cost without notifying me! The fact was the student tenants had done hefty damage to my property last summer (or over the years) such as having broken the coffee table and making a large hole on the kitchen wall, however, Omnia had not helped me submit deposit claims via DPS and just let the tenants take back all their deposits! Instead, Omnia deducted £2500 from my account well in advance to make me pay for all the repair cost myself! The worst was upon receipt of my complaints, Omnia blamed me for the late discussion of those management problems and even pointed me to air my grievances to the Ombudsman directly without bothering them anymore! This kind of irresponsible management agent should be avoided by property owners to protect your own interest!

Terrible handling of problems in the properties they manage. The shower broke and the replacement took one week to be fixed. This company is a joke! All they do is complain and never stand by or support their partners and suppliers. Their operations side is a joke, promised communications never come not to mention the fact that they never ever pay on time. Sometimes I'm waiting over 120 days to be paid for works ... I would not recommend Omnia to anyone. I moved into my property with them, and it did not have a telephone line. It took 2 months to have this fitted. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
