Would not recommend. Various appliances (including radiator) stopped working and NEVER fixed even at the point we left, despite Repair within a reasonable time frame being part of their contractual obligations. Will look at holding back money for the most tenuous of reasons. Pretty disgusting. Beware of lack of documentation from them, and make sure you get everything at the outset. Upon leaving, they cited exactly the same reasons, we had pointed out to them at the start of the tenancy (fortunately we had this all documented) The staffs level of knowledge also seems pretty low, (one that I spoke to was not even aware what the LAS was) ... All in all, a pretty unpleasant set of dealings. I would advise treating with caution

14 Mar 2022Hi, As you will appreciate, lockdown had a bit of a backlog with regards to tradesmen, who worksheets were sent to, but unfortunately, it appears have not contacted you for access. Thankfully, the items you are referring to, were not detrimental to you living in the property (emergencies - as explained in your paperwork at the back of your lease and fortunately these particular repairs did not inhibit your ability to live in the property). It is explained at check-ins, that should tradesmen not be in touch within 7 days of you reporting a problem, let our office know. When dealing with deposits, these are held with third party holding companies, where there is a dispute resolution service, but we were able to come to an agreement with regards to this prior to it going to that level. We appreciated you letting us know that you had a cleaner in to do the final clean before you left and as such, we dealt with your cleaner direct who went back and rectified the missed parts of the house at your check-out, clearly shown by the check-in and check-out photos which were provided to you. With regards to staff knowledge, you spoke to our new member of staff on the phone and she has only been with us for a couple of months and is not completely familiar yet with all the schemes we work with. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
