Nothing but scum Lords. Claim to have had a professional cleaner in to clean the property before we moved in, yet there's a rentokill rat posion tray on top of the boiler under a mountain of dust. Weeks after moving in garden fence started collapsing (which of course had a pre tenancy inspection been done it should have been sorted before any tennant moved in) we were told they weren't liable until the correct interpretation of the law was explained to people who should already know it. They tell lie after lie, they seem to get the contractors from Cowboys R US. Have repeatedly breached clause 5 (privacy clause) of our tenancy agreement because the cowboys they hire can't make a prior appointment. (If you're unaware this allows you to end your tenancy early with no penalty it also allows you to sue for breach of contract and harassesment) Which is of course an indication of their ineptitude and incompetence. The contractors they do send can not fix a thing unless you tell them how, and even after explaining what needs to be done it won't be done, some reasons will be put forth as to why an incompetence fix needs to be done instead. Have had to get the council inspector involved and my MP (who will be being contacted again first thing tomorrow). Been a leak in this house for years so someone from Cowboys R Us was sent round 3 times to discover the source of the leak which he failed to do, so a plumber was sent out (this is known as a sunk cost fallacy and if you're a landlord then it's going to get expensive for you) who moved the shower screen 0.5 centimetres across the wall which of course fixed nothing but plumber from Cowboys R Us gets to pocket the landlords cash and whistle his way to the bank whilst landlord is out of pocket and tenant is left with the same issue. Have repeatedly waited in for contractors who do not show up. 1 made an appointment to fix guttering then didn't show them arrived at 5.15 pm in the pitch black and when arrived asked "what needs doing" 1 why is he arriving if he doesn't know why he's there? 2 how's he fixing dark black guttering in the English winter at 5.15 pm? 3 this guttering was reported as needing fixing over 2 years ago. Pooled water is extremely dangerous this is pooling outside our entrance to garden. You can aquaplane on pooled water and come off your feet so this is a health and safety issue which my MP will be hearing about come the morning. Recently a rat entered our property by holes that they hadn't covered before we moved in which by law (and had been repeatedly complained to them that they needed to do before it happened) they are required to do. Even after sending someone out to repair the holes the biggest hole still remains. Even after being told by the council they'll get fined if it isn't fixed hole still remains. That's because the fine is cheaper than actually having to do anything that would require basic competence. Avoid like the plague whether you're a tennant or a landlord. If you look at photo number 1 you'll see the ripoff off merchant masquerading as a handyman's attempt at filling a hole, a child who'd had one lesson on plaster of Paris could do a better job. Told us prior to moving in alarm worked it didn't and has had to be decomissonoed after going off in the middle of the night (because one of their "repairs" moved the sensor and repeated requests to fix it went ignored) reported alarm was going off to their "emegencey" repair service. It was 3 days after we reported it and had to get the council involved before they even contacted us about it. Lie after lie. Voltage on kitchen sockets doesn't read correctly on a meter this is after an electrician has "fixed" it. Picture 10 is exposed wires that was part of pre tennant preparing the property which is obviously the freelance Jackie's corruption where she's pocketing the landlords cash for preparing properties then hiring people who should be nowhere near electric items, electricity to leave wires exposed. Picture 9 is where cowboy was, supposed to cover damage from leak. *this is copied and pasted so pictures nay6nit have corresponding number but you get the idea.
