AVOID AVOID AVOID!! WHERE IS THE 0 STARS?? My experience with Abacus has been beyond appalling. All they care about is money. They have taken advantage of me as a first time tenant. Their agent told me I paid 5 weeks upfront so my second month would be 3 weeks and then they said that conversation never happened. The landlord told me that the previous tenant had damp issues as they never ventilated and then when asked by the agent they lied and said the conversation never happened! They didn’t fix the issues on my inventory as it “slipped the landlord’s mind!” - funny that. They left me with a defective washing machine so my clothes were not being cleaned correctly. I showed them photos of damp due to a musty smell and they did not acknowledge the photos and visited the property to say they couldn’t see anything or smell anything. My clothes stank for weeks due to the smell and I have had to clean them 3 times! Elaine and Charlotte are ridiculous and have no customer service skills to help tenant and just favour the landlord and making money. They have exasperated my stress and made everything 10x worse instead of just being honest from the start. They have kept my tenancy deposit, rent that I paid in advance even after I left the property due to the damp and now they’re deducting further money from me and charging me exit fees to leave even though they have not followed out contract of fixing my concerns. I paid money for a damp specialist after they got an unknown builder to do a cheap report for them. Then they said the specialist I got was no good and sent a so called specialist in after to take one photo of a meter reading in the wrong place - pathetic!!! Please please please stay away. It’s like talking to a brick wall with these people. Read the other reviews, all they care about is ££££! Don’t listen to their reply to this either, they just lie, get the landlord to lie about conversations and play mind games with you. It’s been 2 months of utter stress for me and it gets to the point of just letting them keep your money as it’s not worth the mental health issues incurred. I’m just dealing with TDS and ombudsman’s now and have blocked them as they are greedy money grabbers. Trust me, I wouldn’t go to this effort of warning you all if this wasn’t the facts! STAY. AWAY.

Dear Paul I have seen your review on allagents and I am afraid that I do not agree with your version of events. You contacted us on the 1st November to report that you had evidence of damp in the property and that it smelt musty. You mentioned a problem with the washing machine that the landlords had already rectified, two failed lightbulbs and a doorbell that required a new battery. You informed us that you wanted to move out and that your last rent payment would be on the 15th November. I asked if we could arrange an inspection to see for ourselves and booked to attend on Wednesday 10th November at 5pm. I informed the landlord of your emails and said we would report back once the inspection had taken place. On the 8th November we received an email from you to say you had moved out and we were free to enter the property alone as you were not prepared to meet us. On visiting the property, my colleague and I could find no evidence of damp or condensation, the flat was in good condition, very clean and tidy throughout. We informed the landlord who also visited the property and he agreed that there were no visible damp issues. We also asked a local builder to inspect the property and he also confirmed our findings. Clearly, we needed to find a solution to you breaking the terms of your agreement. The landlord confirmed he would release you from the contract providing you pay the early exit fee (as per the terms of your contract) as well as the rent, council tax and electric up until a new tenant had been found. We immediately began advertising the property for a new tenant to minimise the costs. We referenced a suitable tenant and were able to secure a new tenancy from the 26th November, again minimising your costs. Every email that you have sent has been answered in a professional matter. I am aware that you do not agree with the early exit fee, so the matter will now go to dispute with the TDS for the adjudicator to decide. You will be able to furnish the TDS with your evidence and we will do the same. The remainder of the deposit and overpaid rent has been returned to you. I feel that we have acted in the correct manner and do not deserve the verbal insults that have been directed personally at myself and members of my team.
