STAY AWAY FROM Property Hub!! Lost 7k and no House in the end!! All looked great from their cash flow projections and the specs of the deal until it got to the real world. Long story short all the lenders evaluated the property far less than their advertised discounted price ( if I am not wrong the whole point to use and pay a high consultancy fee to a deal sourcer is to be able to negotiate a real discounted price. Clearly they have failed on rule number one!) Not only the discount it is not existent but, all the lenders we submitted applications to, were pulling out because the property is worth less than purchase price asked and because the building is a buy-to-let orientated hence too risky and not invest-able. After using all the lenders from the pool we were left to use the one and only available at this stage. They were obviously giving us the highest interest rate (being the last one left available to use) and like if it wasn't enough they demanded us to pay cash the discrepancy between the valuation and our purchase price for them to be able to proceed. To sum it all up: No real discount on the property - higher capital needed to be invested because of that - property deemed not invest-able by lenders that were pulling out - we do not even consider the monthly cash flow as advertised rent is realistically 100£ less than the PropertyHub projected. Clearly PropertyHub did not do their job properly but, guess what was their response to our consultancy fee refund request?? They lamely splashed to our face the terms and conditions which did not see us entitled to a refund as there is still a lender on the market!! What kind of a joke is this!! They took no responsibility for the poor job they did with all the things going wrong there(in any given job when you make a mistake you have to make up for it somehow but it seems that this does not apply to them),they did not respond to our last emails and requests and they showed not interest whatsoever to even try to make up for it. I bet it would have been totally a different story if the consultancy fee wasn't paid yet at that stage... I wish everyone luck and I hope you do not fall in this kind of traps!! I do not recommend them in a million years!!
