Stay way clear of them, nearly all of their deals are bad and the company operates on an ethically questionable business model which is based on deception. An example of this is the "cracking"/ "fantastic" discount which they advertise on every deal. In some cases the developer builds higher quality units for owner occupiers and inferior units which Property Hub then sells to it's investor base. This is of course not disclosed and they twist it that you will get a "fantastic" discount as it seems that all of the units are of the same quality. In reality however these units are significantly overpriced. They won't tell you that they are also getting paid around 2% from the developer so there is a clear conflict of interest. They then push you to use their own solicitors, which are around 1k more expensive than an outside London law firm, and their own mortgage broker. Again they are getting undisclosed kickbacks from both. They also sell properties from dodgy developers as seen in multiple reviews on trustpilot. The pinnacle of Propertyhub's deception based business model is their recently issued REIT listed on TISE. They promoted Warrants to early investors with a strike price 10% below issue price. This has the consequence that the REIT most likely will be trading 10% lower than the issue price when the Warrants expire on top of several percentage points of bid/ask spread if you want to sell. On the 15.6.2021 the NAV of the REIT was already down 5% vs issue price (GBP 0.95 vs 1). Of course in Propertyhub jargon the warrants are a "very special" benefit....I also advise to read the full REIT prospectus as the business model is fairly trivial; in essence ask large national developers like Bellway for a discount if they buy multiple units and use some financing to gain leverage. They will also charge multiple levels of fees for maintaining/letting the properties (it wouldn't be Property Hub otherwise!) Simply said, this is the worst REIT I have ever seen with virtually no chance of success.
