usually don't put in reviews on most occasions, but I think this was very much required to make others aware of the kind of poor service and unprofessionalism shown by Trend and Thomas while we were renting at one of their properties in Penn Place. We had a rainwater leak from the windows in the living room, water leaking through the walls/ceiling for more than a year and after repeated follow ups they were never repaired. I always got an answer it's being chased with property management company, no one (landlord or agents) bothered to get it fixed as the rent was flowing into their accounts without any issues. And when our patience ran out after a year and 3 months ordeal since the leak started and it was completely inhabitable, we finally gave up and vacated the property. By then the leak had already damaged by son's toy cupboard and my printer. After we vacated the property, it came to returning the deposit to us and that's where Trend and Thomas saw an opportunity to get all the money from us for the repairs to the damages caused by the leakage in the flat for more than 1 year. They charged to take £700+ money from the deposit under the heading of "cleaning" and "damages caused due to significant wear and tear" in the checkout report. I want to highlight here the lady clerk who came in for the checkout report is all in hands with the agent (though they were supposed to be independent). She included all nonsensical stuff around dust lying on the radiator valve, dust on the curtain poles etc with pictures on the checkout report to support the above £700 deductions from our deposit. You can realise how much unethical it was to do this and how these guys utilise such opportunities to extract money from the tenants. After repeated follow ups, we finally gave in and reached out to TDS dispute team with all the evidence. Finally, TDS dispute team were able to resolve this for us and we got almost 60% of the claimed amount back with us. I just wanted to showcase the kind of unprofessional behavior shown by the agents and the landlord despite us renting the place for almost 3 years. And the mindset to extract money citing cleaning or damage caused because of misuse or prolonged use. Please avoid taking any of their property is the advice I’ve for people to rent property in and around Rickmansworth

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
